Hope it’s all ok..scarey stuff innit. We’ve reserved with Avant, house is built and pretty much finished, just waiting on the chain, mortgage, legal stuff etc.
Very nervous about buying our first new build
You’re right, for every shit house there’ll be 100 that have very few issues. Same as a car, you only hear about the ones that are broken.Like I say looking through reviews. People tend to have a go when things go wrong and not praise as much when right. Can’t understand why not just do a good job in the first place. Loads of things could be put right before customer see it. Some so obvious.
Strange as no need to give identity when doing reviews.
We're looking at a Taylor Wimpey. Thread like this get me nervous.
Has anyone ever had a snagging company come out before completing? Ive heard its worth doing incase of any major problems.
Tbf. Some of the complaints. A bobble on the paint, a scratch here and squeak there I would just crack on and do them myself. I know you shouldn’t have to but I would. As long as it’s not roof leaks. Gas leaks and dangerous things then I’m ok with that. You’re right, for every shit house there’ll be 100 that have very few issues. Same as a car, you only hear about the ones that are broken.
It’s a huge commitment but you’ve got to trust the system.
Accept things will go wrong, so many different trades, all working a day rate or hourly with virtually no comeback.
Also, what is insignificant to you and I could be the end of the world for someone else.
Try knocking on a few doors on the estate and asking.
I live in a Taylor Wimpey. Had loads of problems and they were shite at sorting them but got them done eventually. Still not happy with a few things but couldn't be arsed whinging anymore. We're looking at a Taylor Wimpey. Thread like this get me nervous.

Is this in the Northeast? Our lasses mate is the lass you will be whinging to about your snags if so.We’ve reserved with Avant, house is built and pretty much finished, just waiting on the chain, mortgage, legal stuff etc.

Oh, and if you have a job like teaching where you cant take time off, then you're going to have a lot of trouble if anything goes wrong as they wont come out on weekends & dont give a shit that you have to go to work.

Seems to me that you don’t give a shit that they only work M-F though, it works both ways.
It’s hardly an insurmountable problem ffs.
They're sub contracted tradesmen. Tradesmen work whenever. If you're a teacher it is a big problem.
No it’s not , get a relation over , get a friend to let them in , or god forbid give the key to the site agent and let them do the remedial work whilst you’re at work.
I had some relatively serious remedial work done on my new build when I was away on holiday , all done and dusted when I got back.
We were lucky as she was on maternity, but odd day I needed to see them it was hard work. We'd never have managed if we were both at work and we aren't teachers. Why should I expect a friend or relative to sit in the house waiting for upto 10 hours for them to turn up. And the site agent wasnt there every day.
They should be going out of their way to sort out their shite workmanship that caused the problems in the first place
I went out with a lass who sold houses for wimpy and she said that so many people walked in and paid the list price but it was her job to negotiate the price and people just made her job very easyWe’ve had two. Both have been fine. Their after care is abysmal but luckily we’ve not had any major issues for it to be more than an inconvenience. Others have had bigger issues than we’ve had and had to fight a fair bit to get it sorted.
if you do go for it, don’t pay list price and try and barter as much as you can. We got about £15k knocked off price both times and plenty of overpriced stuff from their options thrown in.

Problem is that they have no quality assurance processes for the finish to my knowledge. I found various people would say different things up as they went on.
It was hard work and some things we gave up on, bit ultimately if you want to live in a certain area, you have little choice at times.
