Anyone got a Persimmon house.

There used to be an open space in our village. The top half had football goals and a playpark on it. The bottom half was wild grass, trees and shrubs. It was popular with dog walkers but flooded in bad weather as it's at the bottom of some hills and all the water pools there. Persimmon claimed there was no historic evidence of flooding and refused to listen to existing residents who have plodged through it on a regular basis!

My friend has a house next to it. She has a tiny front garden then the field. They view over the field and the fact the bairns could run in and out safely was a massive factor in buying it.

Persimmon bought the land and managed to shoehorn approx 70 houses by building three story town houses. They look ugly! My poor friend now has a view of a back fence and the bairns have lost their playing out space.

The houses at the bottom end keep complaining as when it rains heavily, their back gardens are underwater.

After complaints by locals about loss of play facilities, Persimmon agreed to put in a small play park. However they've put some legal thing in the selling documents that nobody has picked up on. On completion of the estate, the play park is now owned by about 60 of the 70 houses (the affordable housing ones don't have to pay). Those households are responsible for all costs regarding the park, including maintained and upkeep and and compensation claims should someone get injured. They don't want to pay as some don't have small children and others don't think it's fair as children from all over the village will play in the park. The council cannot adopt the park due to this legal thing. I don't really understand it but until it gets sorted, the playpark is locked and nobody is allowed to play in it.

So yeah, I hate Persimmon!
Chiltern Moor?? Yeah. They insist on a maintenance charge on all estates to look after the green area. £115 per annum. Recon council won’t maintain them so has to go private.

Thing is if it’s fine then you aren’t going to shout about it. We’ve never written a review for either of our houses cos we got what we paid for. The slightest thing goes wrong and they won’t want to know so of course people are going to complain about it.

There’s also a perception that people who buy new builds think they’re better than they are so you get a lot of stick from some people about quality etc. At the end of the day we’ve been happy in both of ours and that’s all that matters. Hopefully yours will be the same.
Fair play to you mate. I was reading a recent survey that showed that new build purchasers accepted that there were going to be issues - what seriously pissed them off was they weren’t attended to in a timely and satisfactory manner.

We're looking at a Taylor Wimpey. Thread like this get me nervous.

Has anyone ever had a snagging company come out before completing? Ive heard its worth doing incase of any major problems.

Freehold. Went for a Charles church (persimmon with a posh name) last year. Leasehold..offered that amount less so I could buy it but was declined.

Brother bought one. Some really obvious things. Chunk out of front door frame. Just used filler. Huge chip in kitchen door(why put it on) but on the whole he had no major problems.

Was in one of their estates last week. Houghton way iirc, They've denied Openreach access to hoy fibre in, and have a company, which when googled is registered at persimmon house, flogging it to residents. I wouldn't touch them with a bargepole.

Fibrenest, that's it.

Its fleecehold that appears to the main problem on a lot of new build estate like the one becs mentioned. House is freehold but council wont adopt surrounding land, so end up with ridiculous maintenance charges for cutting the grass & that.
Don’t think £115 is to bad. But council should refund some council tax..

Aye. They own their own but has good reviews and similar price. They also own their own brickwork and tile manufacturers so trying to keep everything in house.

But how much can they increase it each year? It starts off at a reasonable amount, then in 10 or 15 years time it's a ridiculous amount & makes it difficult to sell house if want to move.

No not Chiltern Moor.

I still think it's harsh on the people who bought the houses to have to pay for the upkeep of they playpark though, especially when it isn't solely for use by children on that development.

Got £5k off + lots of upgrades. Carpets, doors, kitchen, etc. Just a bit nervous even though most reviews a bad (but so are other builders) most people moan when something wrong more than praise when right. Surely every house can’t be bad like as you say.

NDA?
Non disclosure agreement, basically u can’t be blabbing grass

Do any builders have a good name? Can't say I've heard glowing reports.
Like I say looking through reviews. People tend to have a go when things go wrong and not praise as much when right. Can’t understand why not just do a good job in the first place. Loads of things could be put right before customer see it. Some so obvious.

Strange as no need to give identity when doing reviews.

Don’t know how long it’s been going. I can withhold 1.5% of price until all snagging done. Surely the onus is to do snagging.
pay for a professional snagging company to check it seems to be the advice, they will find literally hundreds of things you will miss if the radio report is anything to go by

show was on either money box or you and yours(forget which) on R4 so check bbc sounds if you want a listen
