House Part Exchange - New Build

It's not about that at all mate. The builder recommends a broker, as it's specialist mortgage advice (Help to Buy, cash incentives etc.). They also are getting their updates from one company. It's more user friendly and buyers get the right advice.

There's no pally pally thing going on there. Trust me. I know for a fact Safeguard pay the builders to refer customer, as their service preposition alone isn't enough to keep them as the recommended broker.


To be fair, non-new build mortgage advisers often give the wrong advice and purchases can be delayed or fall through. There's nothing bad about using a fee free recommended broker, but just not that one. :lol:

Update: Exchanged contracts on Monday and completion date is provisionally 8th Dec although I'll be amazed if that's accurate as the house doens't even have a roof yet :lol:
Got to say, I've found the whole process very very easy and would recommend it to anyone.....

Starting to look at houses with a view to moving in the New Year. Spotted 'part exchange' on the Taylor Wimpey site and wondered if anyone had ever done this? Is it worth it? Presumably it's similar to part ex on a car where you get much less than the value but it's less hassle?

Anyone experienced this?

Yes. I needed a speedy move from west to east coast (ish) went for a new build part ex. There were plusses and I suspect there were minuses but we did the calculations and it came within acceptable parameters. So we went for it.

The builders/agent got our house for their new build and we arranged a mortgage for the shortfall. The old house was resold within a fortnight: which made me think I could have got a pretty good deal if I’d done it myself - but we followed the progress of our ‘plot’, moved when we wanted (we contracted to stay where we were till the house was ready) and we could control various aspects of the build - like positioning of gates and paths, bits and pieces of the garage etc. The downside of living on a virtual building site for a bit was negated by the presence of builders willing to do you a favour with some buckshee pavers to lay a patio for a few quid. And coz we were early arrivals at the project they wanted to keep us sweet. Till the estate was finished and they buggered off. After sales service was terminated then. No problem

Iirc we supplied them with three estate agents to provide valuations. One agent called me and simply asked me what I wanted him to say. So I suggested that he might want to fuck off and/or just give the builder a genuine valuation. His was pribsvly the highest anyway. The daft twat put a board up outside the house - even though he knew it was a part exchange and wouldn’t be my house to sell. So I took it down and complained. I got a call back from his boss a couple of days later asking questions about his dealings. Turns out he’d been arrested for fraud - unconnected with our dealings I hasten to add.

I’ve never lived on Wearside either. Consett til I was 2 and a half then Dundee for the other 32 years of my life (barring 3 years in Edinburgh after a graduated). My dad is the reason for my Sunderland affliction.

That's definitely accurate. Roof frames are pre-fabbed off site and delivered. It's taking roofers 1 full day to tile the 5 bed detached on our build

Good to hear - I visited the site on Tuesday and thought there is no way the house will be ready on time....

Class ain't it. We got the civils lads to rip up the single driveway and front lawn, and had them replace it with a triple driveway. Got the same lads to landscape our back garden which had a fall of 1:11 - was like a ski slope. Back garden is 22mx18m, the stupid artificial grass cost more than it did to have it landscaped with walls etc
