That's a bit pessimistic, given that the Empire has been doing well for years, and the Old Fire Station is getting redeveloped as a venue too. Arguably will soon be better than it has been in recent memory. The football team is obviously rubbish but there's nothing the council can do about that (or anyone really, other than Ellis Short). Also things like putting the new college site in the city centre is exactly what's needed to improve footfall, as well as the stuff around Keel Square mentioned above. And in terms of entertainment, the cinema we have now is far better and more popular than the offering we had when I was growing up.
You forgot to mention the auditorium they're building behind the old fire station...and the beacon of light which is intended to host concerts for up to 4500 people

plus winter garden & museum and gallery, glass centre, beaches etc. While no one is saying cancel your week in Turkey and come to Sunderland, its not a bad place for people to come for a weekend break.

Anyone know what is planned for the old Police station. That is an eyesore on the area now
 
And the illuminations.
Reading a few complaints about this years running of the illuminations. Not had a chance to go myself this year, but plenty of social media whinging about the organisation. People being turned away after queuing for a long period, too rammed etc.

Been fine the last couple years I’ve been, hopefully not going to start to put people off.

I would agree with that. There was nowt wrong with the paystations last year but now they make everyone go to one entrance unless they have already bought a ticket in advance.
 
Nice to see new builds going up, but I think Sunderland once again have kicked their heels for to long, the events that attracted people to the town are almost none existent, no more concerts and the football club is sliding down the shitter, only the airshow left now.
You think hotels should be built for the 3 gigs a year at the stadium? How many fans were using hotels to stop up for a matchday that aren't doing the same now?

I thought that was knocked on the head, I've seen no mention to an auditorium at the beacon for ages.
450 was the fire station one, bout the same size as the customs house in shields.

At this point we need functional design rather than grand designs.

Look at the original plans for the new bridge for example.

Not sure how people can judge from simple sketches also!

3D CAD elevations give a pretty good impression of the final outcome.

At least that’s what I was told during my architecture degree. Good design can be cheap, aesthetically pleasing and functional.

What looks like a bar/observation deck would be removed or extended across the entire footprint of the building to be used as useable space. Open plan area to incorporate dining area and I would introduce at least some curvature to the building or even slanting the front facade back. The colour of the cladding as well is awful.

Must admit when I saw the CAD designs for the Hilton next to the ground and as it was being built I thought it was like something out of Stalinist Russia bit I was wrong and I think it looks really good - some people are automatically negative about these plans.
