Have you seen Newcastle's city centre workforce? There's thousands of people working there, those are the people that eat and drink after work down the Quayside.

Add to that 2 universities which between them have 3 times as many students as sunderland. Many of them well off privately educated

The biggest employer in Sunderland is in the centre and the place is still dead. It needs an attraction, not offices.

But the go there and give footfall. I think the Echo once quoted that the University was the biggest employer
