Sheepfolds area

It's Grade II* listed (there's only about a dozen of them in Sunderland and even less Grade I listed) which restricts what you can do. You certainly wouldn't be able to totally redevelop it, just minor alterations here and there. Any attempt at major changes would likely lead to legal challenges.
All the land on the Sheepfolds side is vacant, there was no real need to do anything to the original entrance other than renovation work. Too bring it up to standard. The Main entrance would be on the Sheepfolds side anyhow. That would align with the new footbridge.
The Platforms would need work but that could have been included in the work to extend them down to St Peters.
 


Here's the full time-scale for developments and a report on progress so far. It all looked a bit pie in the sky when they began, but credit to them - they've got the first phase done, and we're now seeing the 12 developments scheduled for 2023-24. Sheepfolds - as in the full housing / community development - is in the third phase, which is more long-term at this point.

Reading it all, one line that intrigues me is about them "having established and tested the new traffic management regime" on St Mary's Boulevard (the 'Way' gets promoted) by the end of next year. Not sure how you can change the main road through the city, though.

Still too many threads on this all, mind.

The hassle is why it wasn't developed 20 years ago for the Metro.

Suppose it won't be main road.
I think it makes sense for the development. Lots of traffic passing through the middle of it doesn't benefit it or the town at all.
People actually going into town will use car parks at either side.

They'll try diverting traffic via the Alex bridge or round towards east end/a1018.

Imagine it'll be 20mph, single lane and maybe humps, that will put some off and go the other routes.

New entrance is to be built where Poundland is now.

Was meant to start after the work got done on the existing one but has probably delayed due to spiralling costs.
 
Crazy to suggest putting the main train station on the opposite of the river to the city centre. Last thing people want to do is get off the train and have to drag their luggage half a mile or so to their digs. Be ideal where it's planned to be imo.

Agreed, it's actually a great location, bang in the middle of the city centre. Hopefully we will have a new Northern Entrance, it'll be a much better first impression if the city with so much restoration going on around that area.

I doubt you’d get many more than 4 platforms anyway even at Sheepfolds as the track will be restricted by the bridge to the south and the road layout to the north.

Sounds good and knowing nowt about that sector I'd have thought one of team behind it would be that person? Rather than taking "Dave who used to work at the Ramside ,"type thing .
You need a busy diary and realistic revenue expectations we'll in advance.
