We moved into our new build 4 years ago, its Persimmons who have a iffy reputation. We've had no problems at all.
Saying that our lasses dad is in the business and knew the site manager, so was spot on.

I had a few issues, site manager was fine to start with then got arsey & just bullshitting me over jobs that weren't done.
Customer services were an absolute joke & really couldn't give a shit about you once they have your money. As mentioned before sub contractors make things worse.
Needing to take a few hours off work in morning to get something sorted & not turning up til 5pm

Loads of shoddy workmanship appears a few years down the line (mainly plumbing)
Ive had to replace the flush on all 3 toilets after only a few years. I reckon about a third of the water metres on the estate have leaked. Northumbrian water is out probably every couple of months fixing one of them.
 
Don’t forget to double check the lease and any covenants attached to the development!

I’ve been in my new build almost 2 years now, was wary at first after reading threads on here but I love it. big windows, lots of space and I’ve never heard anything from the neighbouring flats. It sounds like them upstairs are stomping around in doc martins though :evil:

only problem I’ve had is some balcony doors must have been put in by the apprentice and I’ve had nothing but bother with them since moving in. Every time someone comes out they find another problem with them and it’s never ending.

my Builder was Robertsons and the developer was the Scottish government so not very relevant to you mate, sorry.
 
I own a barrats house which I f***ing love. Someone will probably say different but it is a cracking build and good quality. Big and spacious. Shame my wife is living in the fucker and not me :lol:
I've Barratts home aswell and its spot on
 
A lot of the build quality issues are down to site management so you could get a persimmon site with decent build quality and another that are chucked up.
Charles Church are Persimmon and David Wilson are Barratts just with slightly nicer finishes, same people building them and same fundamental materials.
Most are built to a standard like NHBC but what is more annoying to customers is if genuine snagging needs done most are slow to react.
Hopefully the natural slow down on site with Covid hse issues may actually result in better build quality.
 
Mines a persimmon, had a few issues, got sorted. Did not get one "option".

Told them not even to fit the skirting or hoy their magnolia paint on the walls. Issue were a roofline thing which got sorted the same day and theyd put clear glass in the shower room/en suite shitter (which overlooks a park, no i didnt notice first). Nowt else really,

Its built down to a price but it is what it is. They've got a god awful reputation but the same estate has barrats and david wilson houses on and it was literally the same crews building them and the same trucks delivering shit to each yard.

I have heard that people that paid for overpriced extras like upgraded kitchens, pre fitted flooring, having the bathrooms tiled and stuff like that have had unending issues but honestly if you cant tile a wall yourself get a tiler to do it not some apprentice bricky who has been told to do 8 of them that morning.

The plumbers fit to spec. The spec is cheap.
 
Bellway (although it's not a newbuild anymore). B'std walls have got no plaster on them, trying to hang anything on them is a nightmare. Doors and Frames aren't even wood - unfortunately had an internal flood before xmas so replacing all doors and most of skirting and upstairs floors. At least I can stand over the builders and "Tut" - well I could before Covid, still not finished.

Probably taped and jointed. A skim of filler on the joints of plasterboard board basically.

Ahh yeah i know how it works but build speed is going to be slower in general. Can only hope.
Its good in a way as it will financially hurt those builders more who rely on a ridiculously quick plot build which possibly causes more quality issues, think some are down to about 9 weeks now.
 
This is what I would do if I bought a new build.



Waste of time and money. You’re basically tasking someone to pick up on any tiny faults that you hadn’t noticed and didn’t give a toss about until they pointed it out. Newbuilds get independent inspections throughout the whole building process by independent bodies who issue a level of guarantee against future problems. I’ve personally seen many new customers who’ve purchased a newbuild and have keys handed over and are over the moon with the property. Have follow up visits called 7 and 28 day visit and asked to provide a snagging list of any defects or problems that they may have, then told zero problems love the house it’s perfect. Then they google snagging and one of these “Professional” snagging experts gets a job and comes up with a list of 200+ problems that the client didn’t have any issues with prior. Hair on a wall, tiny imperfections in a pain of glass, a door jar 2mm out, absolute wast of time and money if you didn’t notice before but now those things are on your mind and you now hate the house you’ve just paid all that money for.
Employ a professional snagger. The developers hate them.

For good reason. They are full of shite mostly untrained goons with ocd. Anybody can pick faults with anything. Why pay someone to pull your house to bits and point out imperfections you’ve not noticed or bothered you before?

If you buy an old house it will potentially be full of shit needing attention, some things very serious and costly. A new build with a desnag list that gets fixed under warranty sounds better imo. Never bought a new build however.
