What the former Corner Flag pub is to become.

Not strictly true, Nandos has been there for at least 14 years, and the closure of Frankie and Benny's was part of a national wave of closures pertaining to their losses as a whole (as opposed to being a Sunderland Centric problem).
That strip has struggled whatever way you dress it up .The sunniside development was great ,cinema, bowling, casino, bars around the corner , restaurants
We clearly didnt support it .Ask ,Big lukes, the various incarnations of chinese buffet ,then all the brave souls who've tried since. Ref Frankie and Bennys ,it may have been a cull but they will close the least profitable .i thought they were franchised anyway ?
Well it needs to be otherwise it’s not going to attract the 500,000 a year.
The Facebook mob want shops or Idols back or "something for the kids " or .............. non of those would attract anyone either
Some bloke asking about all this "cultural" stuff .The Greeks and Romans did ok ,We might as well give it a go .

I dont find enough pubs open around there.

If we ever going out for a meal at Asiana we always end up around the Empire at our usual spots. Sunniside is canny crap for drinking.
Well we're at the " didn't quite work " end looking in . It has 6 bars along the strip still. We did that area after the match last year and it was a canny change . There's enough options for a pint before going to a restaurant that serves alcohol . The two newish bars at the bottom end are smart .

It's a funny one, there's loads of parking that way if you want to just have a meal, and bars around if you do want a drink after, but like you say anything not much that opens down there seems to last long. Could probably do with a taxi rank over that way.

Rio Brazilian Steakhouse are opening where Frankie & Benny's was, hopefully they'll get some decent custom, Nando's seems to do well there.

That unit where the buffets were upstairs must be huge. Shame the companies who own buildings like that don't need the rent, or they'd be dropping it to get people in.

Issue is that the atmosphere is fairly poor whenever you go or what atmosphere there is only lasts a short while before people move on. People try these places but if they are quiet they tend not to venture back.

In terms of the rent and the units where the buffet place is, the issue is that the landlord will be getting paid regardless of anyone being in there - therefore it’s more profitable for the landlord to keep the head leasee on the hook rather than demolishing and rebuilding. Also think some of the frontage of that section of retail units is listed (not the corner unit / buffet place on John st thankfully).

My custom wont keep anywhere open even Nandos but they have survived . Its a sign really that we are what we are when these type areas cant making a living while in other areas of the uk they can . Saying it should be 600 yards across the city etc is missing the point . Its central enough and has everything needed for a night out

Clearly not enough "people " then otherwise it wouldnt be quiet

Its not like it was a place selling Snail burgers and Swedish fish

Nah I meant dropping the rents, not the building.

I know saying it's in the wrong part of town is a weak argument but what else is wrong with the area? Why have so many restaurants failed there when over the other side of town you have places that have been going for years?
Used to be a decent night out. Was canny bored last time I was down there. Even Justice was looking tired.
Last time I was in Justice it wasn't looking great. Those two places over the road are nicer, and Manor Bar up the top is decent after the match.

Its not a great area, loads of tramps scruffs and smackheads
