Both our clubs have managed to attract players to the North East. Ba, Cabaye, Ben Arfa, Sissoko, Wijnaldum, Bent, Gyan, etc.Definitely not, it's probably the biggest factor. Foreign players want to either be at the big 5 or 6 clubs and if they can't then they want London. It will be far easier to attract anyone to London than it would be the North east.
Outside of the North East and even inside to an extent it's seen as an absolute shit hole that no one would want to live there.
As much as we hate to admit it, we're nothing in terms of the footballing world, all Sunderland, Newcastle and Boro, anyone who thinks any of those clubs have any relevance they're massively deluded!

It's a factor, of course it is, but I think it's hugely overestimated. All things being equal, would a kid from Yeovil rather play for Newcastle or Fulham? Sunderland or Brentford? There are far far more factors than location, and much much more important things to consider before the standard of shops.
