Yes, agreed. I made an apology to the original poster in which I attempted to clarify my views. My gripe is with property speculators. They are pure vermin in my view, taking an essential item of which there is an acute shortage, and hoping to make money from it. I hope any such people lose everything they have.
I can understand that mindset with drug dealers, pimps etc. But people just trying to earn a legit living? You come across as awfully bitter tbh.
Are you on a zero hours contract unable to get a mortgage?

even worse are the fly-boys making HMOs. I’m pretty sure they wouldn’t make one next door to them eh.

I've a higher opinion of drug dealers than property speculators.

I saw a for sale sign on a house round the corner recently, so had a nosey online and thought they'd never sell it for what they were asking. A couple of days later, it had a sold sign up. It is mental.

There's a house near us that needs completely redoing. Windows, heating system, new kitchen and bathroom. It came on the market yesterday and we were going to have a look at it so we called the agent this morning. They've already had two offers and the viewings don't start until Monday.

I think we'll just stay where we are for now

Was it you who bought on Lambton Estate? Beautiful properties they are

Looks like a decent investment in the current market

I have a few houses , flats and commercial properties. All rented out at well below market value - in fact some below what they would be forking out on a mortgage.
Works very well for the tenants and I still make more than I would in a bank.
There is a place for decent landlords that serves a certain type of tenant , a one who doesn’t want a mortgage and doesn’t want to be tied down.
As in all works of life there are those who abuse it.

Increasing demand for turnover rents on commercial property and something that will become more of the norm. It does need to have more financial stable landlords as a low base rent will be paid with top up being a share in the companies success.
 
I have always done it. I’m happy to have good tenants.
Some properties I could easily get double what I ask for if I went to the open market .
However all my tenants work hard and are decent folk who dont earn a huge sum so I wouldn’t feel comfortable asking for more.
Same with commercial property .I’ll look to raise the rent when they are established and doing well-gives them the best chance of growing .
I think that’s a nice philosophy.

My Dad used to rent out a few flats. If the tenant kept the place tidy and paid their rent on time, he’d keep their rent the same. If they didn’t he’d put the rent up or move them on. For his long term tenants he’d waive the January rent so they could spend a bit extra on Christmas etc.

He made a few quid, they had a good deal. Everyone’s a winner, Rodney.

i do something similar with mine. I’ve had one young family in one of mine for 10 years. I’ve never put the rent up since day one. They are spot on, they are responsible and they certainly don’t take the piss. What’s another £10, £20 or even £50 pcm in the grand scheme of things. It would cost me 10x that to find someone else if they left. It also might make a huge difference to them. They are happy and I’m happy. Win win.
 
Two properties that I rent out are under market rate... The one in London is probably at least 25% on what I could get. Maybe even more but he is a great tenant and I don't have any agent fees .. having said that I will need to bung it up a bit at some point.. been the same for about 4 years .. but even then I'll only bung maybe 40 a month on it so that's 20 a person

Not certain but over 400 and possibly 5 if I did it up .

Do a loft conversion which would add a big bedroom and an extra bathroom and who knows then...
Houses on the road are going for well over a million now... Look how this one did .

I imagine they did some work on it

House on my street went up for sale at a ridiculous price and we laughed when we saw what they wanted, had a sold sign up a week later. Be interesting to see what it actually went for once all the info is available.

You'd struggle to get north of 700 for a run of the mill flat. Think we managed to ding mine out at the top thankfully
