I’m just thinking the housing will put an end to any future potential development on the sheepfolds, since people own the land when they buy the house. I think there needs to be connection between the city centre and stadium sites.
It’s been acknowledged by think tanks that the centre of Sunderland has became hollowed out for commerce. So the sheepfolds like the Vaux site represents a chance to permanently change the centre of Sunderland. It might be tempting just to fill it with housing but that will have huge opportunity cost.

Will there be much land left once it’s done? Looking at the plans it seems like a lot of housing + The Stables, which will contain a lot of new food places, bars etc.

The Esports Centre and trade academy are already there although there's an extension part getting built onto the academy. Apart from the heat exchange mini power plant all the rest will be levelled housing

Hope there's a couple of straight wide roads or it'll be carnage come matchday
