Lambton Estate development



I think they look lovely (I’m not a new build fan) but the prices are unbelievable. £400k for a semi detached.


£445k for a semi that doesn't even have a garage. I reckon I could probably spend £20k on getting a 4th bedroom in the loft like this one, and mine would be a similar size (and has a garage) but still less than half the price. Those prices are just mental, if it was in the south east fair enough, but up here I mean ha'way!!!

They’re all about 200k over priced

Yeah me too. I was genuinely interested in buying on there until I got the prices. In the end I said to the rather persistent lady who kept ringing me to stop as the prices were ridiculous. She didn’t even try and tell me otherwise which told me all I needed to know.

Opposite a petrol station in between shiney and burnmoor? Nothing wrong with those areas mind but houses there aren't selling for the prices that these are trying to get. If they had set the estate back off the road 50 - 100 yards so they at least had the feel of being within the estate then maybe you could begin to justify a premium, as it is, they're as close to the boundary as possible. Theres some nice new build properties in and around shiney, newbottle, elba park etc that are half the price with more space and land etc. I looked at the 5 bed, 625k show home for a nosey and the size (lack of) of the garden is absolutely laughable.
Still massively over priced.

They've missed a trick for sure. Not only massively overpriced but the estate looks terribly designed as well. Also theres the service charge adding a couple grand per annum!

I love the look of those properties but those prices are ridiculous - negative equity looks a certainty to me.
 
How much...... if I had the cash would go the extra mile and move to Durham, much more to offer. Imagine what the neighbours would be like 😆
 
Fuck all in Houghton either tbf but half a mil to live at the bottom end of shiney is barmy
It wasn't a dig at the place tbf but that particular location there is absolutely nothing about. If you put some top class new builds like these down near the Mill in Houghton then you'd say fair enough, charge a bit more but not where they currently are. Still not charge them daft prices mind. Absolutely barmy. :lol:
