As long as the area doesn't become a car haven. Allowing pedestrians to easily cross from bar to bar will contribute hugely to the success of the area.

Would be great to see the road space reduced and given to the bars/restaurants as outdoor seating areas during the warmer months.

Looking forward to sampling the delights of The Peacock when i stop over on the Riviera an route to Hibs. Has it outside seating? What's it like? It's a great corner of the City that should be made more of.

I only wish more was happening in this sleepy city of ours. All I can think of is:

* IAMP business park
* Keel Square Development
* Fantastic development planned for the Vaux Site
* New college in town
* New University Development and 'Fab Lab'
* Fantastic new wear bridge crossing and alignment of the roads all the way down to the Port
* Rapid development of Port Of Sunderland and restoration of the rail links
* Renovation of Phoenix House, Cassaton House, Crown House and Chambers Building.
* Redevelopment and Refurbishment of High Street.
* New Hilton Garden Inn.
* The Beacon Of Light.
* Sunderland Software City and the increasing recognition that Sunderland is the UK's silicon valley.
* East Coast Mainline Route being brought to Sunderland
* Converting Joplings into a mixed use Hotel and Leisure development.
* A further 2 hotels planned for Vaux and High Street.
* Development of a cultural quarter
* Redevelopment of the old fire station as a performing arts venue
* Building of a new arena in the cultural quarter.
* West end shows now a permanent fixture at the Sunderland Empire.
* Massive executive housing scheme being built at leafy Chapelgarth.
* The new Youth Zone being built in Holmeside which already has a commercial operator in place.
* 7 award winning parks
* The award winning redevelopment of the Seafront
* The fantastic restaurant development down Roker Beach.
* The crowning jewel which is the new Seaburn development.

I haven't even mentioned the stuff being done around the City Of Culture bid or the Tall Ships race. I haven't mentioned about the multitude of smaller developments going on like the conversion of the old Speedings sail factory, the student accommodation on Ryhope Road or the plans for further development down North Haven. There is also potentially a massive development in the offing for the East End.

Apart from this and the heritage zone, there's very little happening here. Depressing really.

Boris this is not happening, where have got this info from?

A monorail is my number one improvement...

We should also pull down any building built pre 1945...

Then I would install proper showers on Keel square, for communal use...

Then I would increase council tax by 40% and invest the extra income into better VIP tent services, at the Airshow and other council run events...

Just a few points from my grand plan!

40% increase in council tax?

Are you serious? Looks like you've never had to pay it

Some good stuff there. Can't wait till its all finished.

Can I ask BB. Has our central railway station ever been mentioned to get developed? I believe for us to move forward as a city we have to have a grander entrance to the city via rail than what we have already. It's what most visiter's see first.

It's developed every few years unfortunately. Former Littlewoods building would make a very good station imho

High Street West encompasses much more than the small area you mention. It's from the roundabout past the Travel Lodge and all the way up to Silksworth Row. I actually was drawing attention to the disgraceful state of the stretch of the buildings and shops (or lack of them) up High Street West from John Street or Fawcett Street up to Keel Way.
Walked along there last week and seeing the amount of shops that are closed and not having heard anything regarding new developments I said to the wife "maybe they're going to pull them all down ", just exactly what is happening along there?

I'd prefer it to be for bairns,/teens and be in town, they might spend their coin on shite in town instead.
It seemed to be dying on its arse. It won't be missed imo and frees up prime land. We spent about a pound each when we used to have a day at Birtley baths. ;)

I'm not a fan of trying to refurbish the current train station. Seems to be throwing good money after bad. The refurbishments look good for a few years then requires a new makeover a few years later.
I know it's very unlikely but I think building a new station would be more cost effective in the long run (but very expensive initially).
I know it was mentioned here previously but the space opposite the war memorial, (north of the civic centre) once housed the towns train station. This would be my preferred site.
