Got a place that could offer you 7% on that budget, a flat near a business park, never had a month without rent in 8 years. Extended lease, furnished and a sitting tenant.

It's in Sunderland, let me know if interested, threat of redundancy means I'm trying to de-risk.

He doesn't want to buy in Moorside, he's only after smoggy infested places man. ;)

Ours was always just a canny extra income, but which would eventually be sold and split between our kids. Eldest will soon be looking for her own place. Selling now would be preferable to trying to sell last-minute, when she finds a place.

Shame, really, because the tennant has been in for 2 years, and is keeping the place right.
 
If you're looking at teeside, try the roseworth estate in stockton. Very close to the hospital there. I've got a couple of places on it, there's always good demand and tenants have stopped there for a good while.

Across the main road from there through stockton (a177) is hardwick estate, that's more lower end, but a well presented house will still rent well (slightly cheaper to buy as well of course).

Hardwick is a notorious hell hole , but I'll look at the other
 
I find it's always best to buy something within easy reach, where I can keep an eye on the job.
 
Bowburn. I am about to list mine. 85k. Value 95ish. New build. 550pcm sitting tenant. No bother. No problems. Handy for commuting to anywhere NE.
