And money from the council...and the council also built the business case for government investment.

This is part of the problem...thick twats moaning about stuff without even bothering to understand the details
OK which of the following do you think will be started/completed this time next year:
  • Vaux Office with tenants
  • Old Police Station occupancy
  • City Centre hotel
  • New music auditorium
  • Any building on Seaburn site
  • New train station.
All we hear is talk and precious little action. What you seem to ignore is that Sunderland is an utter mess and a shadow of what it was 30 years ago. What it needs is all the above and more to even start the recovery. Also, any chance of answering without use of smilies (or abuse) as it seems like you have a tick.

The problem here is that you believe Sunderland is a shadow of what it was 30 years ago. Clearly it’s much better. 30 years ago we were a newly post industrial city suffering from closure of pits and shipyards.

If those developments that you mention I think they will all be done and occupied other than the hotel, the Seaburn site (because Siglion are wholly ineffective) and the new train station...mainly because there are no plans for a new train station whatsoever

Housing developments?
I have a record of all new build sites in the city and surrounding areas.
Investment in new housing has been minimal.
The new sites in ryhope only started in Q3 of this year after long delays.
Chapelgarth and Seaburn have delays for different reasons.

Work related, chartered surveyor working for biggest lender in the UK.
Keep records for lending exposure and risk issues.
I wasn't including student developments though.

30 years ago Nissan had arrived and Sunderland was starting its journey as one of the best automotive hubs in the world. We had a busy city centre with Binns, Joplings and actual shops on Holmeside as opposed to kebab shops. Many but not all town centres have suffered in the UK but some have prospered. The City Centre in Sunderland is tragic these days and to suggest it is better than 30 years ago is just wrong and I don't know why you are saying that. The developments in Sunderland have been far and few between although the Bridges has been a bright spot. All of the developments I mentioned should be a bare minimum and I hope you are correct regarding their completion over the next 12 months as it will make a difference - but it would only be a start.

As for the new train station have these plans failed. I remember a few months ago some quite nice designs for a new station on here as released bu Nexus.

Starting our journey as an automotive centre being the operative phrase.

30 years ago Sunderland was on its knees. Holmeside was full of poundshops and pawn shops...the Jews left meaning we lost the likes of Joseph’s, Lerman’s and Books. Binns was about to close, Joplings was in financial trouble and about to change hands. We had no university...the bridges was newly opened and half the size it is today.

As for the New train station, read the description of your own link....’train station improvement works’

Persimmon on the paper mill site should start next year 227 houses

@tenpins will have these in his records no doubt...working as he does for the UK’s largest lender

Don't think they own the land yet.
Seaburn will start before that anyway.

Your description shows how wrong you are - Binns was open as was Joplings. Joseph's didn't shut until 1997 - so you are fundamentally wrong as Sunderland was better than now. We may have been facing decline but if you think he Council cannot do anything to reverse that decline then you ask nothing of your council. So again lets be clear 30 years ago we had Binns (on both sides of the street), Joplings and Josephs (and others) so it was better than it is now. How you can argue against that is beyond me - it shows that you have an agenda which you will not budge on and not have any meaningful debate - just resort to abuse and smilies to try to make your points.

Have you been down Holmeside recently, closed and shit shops mostly now. 30 years ago it had a good few clothes shops, cafes, offices above the shops, and so on.

It's post apocalyptic now.

Few people take Sunderland seriously as a viable place to invest. We're getting left behind and your clapping your hands thinking the 'progress' we make is acceptable - it's not.

We're never going to catch up by going slower than the rest.

Simple question - do you know of any private sector tenants for either Vaux or Seaburn?

Miller at Seaburn maybe...I don’t think Siglion will lay a brick

Why are you going on about abuse and smilies marra...I’m not abusing you. I just disagree with you...30 years ago Sunderland was on its knees and was a shithole. You’re making Holmeside sound like oxford Street when the reality was that it had 3 pawn shops, a bingo hall and the biggest store was JobLot. The town is better now and is heading in the right direction in my opinion.

It’s ok to disagree...no need to get angry

It’s also noticeable that things have started to progress since we stopped working with Tyne&Wear QANGOes. We’re finally driving our own direction

You're a joke, everyone is laughing at you. :)

There are no private tenants because the council is full of fakers like you. Nose in the trough, clapping you hands, town is a shithole.

When I bring customers up here, I'd love to consider Sunderland even as a place where they could stay but it's just embarrassing. Even the Seaburn is now owned by a chain the specialises in running down hotels.

I was in Leicester a while ago, I thought it would be similar to Sunderland but it's miles ahead of us.
