It wouldn't surprise me in terms of his ego, I'm quite sure he doesn't give a single fuck about the fans. As a businessman it would really surprise me though. He's not a stupid man. He's spending a fortune propping up a business he doesn't want any more. His best option is to sell it and the more the can sell it for, the more of his own money he can get back.
With that in mind I'd think it's pretty obvious that your best tactic is to accentuate the positives to potential buyers. Admit mistakes by key personnel but assure that money can be made by buying SAFC. Saying "hi, I hear you want to buy Sunderland, well let me tell you, the people at the club are shit, the fans are shit and the infrastructure is shit" probably isn't the best way to go about doing it!
I get ya point however It depends on the context of the interview, if the interview was given in an anecdotal way he could have quite easily said those things as he thought it wasn't going to get out into the mainstream...
