Stay put, redevelop and perhaps find a way to increase the East Stand but not massively… or
A site that is well out of town with a financing model similar to that used by Real Madrid. I do not see PIF, or any other owner, stumping up £1.5 billion for a build.

Forgot about the Euro's, that's the can getting kicked down the road for another couple of years.Despite all the bollocks on social media mate, in my opinion you probably only need another 5000-6000 seats to satisfy demand.
For that reason, I suspect the ownership is seeking an investment of £300m purely to do something with the East Stand (the rest of the money needed will be through loans).
Because you are hosting 2028 Euro games, there is probably not much you can do before then anyway.
