What I'd be asking as a mag fan is that if other investors come in then does that potential other revenue go to the mags or does it go to the investors?

Basically Newcastle don't own their own stadium but get free use of it and what they make on match days is theirs. The rest of the time, the money from concerts, International games, many other events etc goes elsewhere.

PIF could then sell the mags if the footy side return is shit but still own the stadium and have NUFC by the balls given they'd only be tenants and PIF still make the money outside of football for many years to come by owning the Wembley of the North.

There are no Russians or Emiratis buying clubs anymore, and something like 2/3rds of VC money is now spent on AI projects. I'm not sure the club is worth any more today then when they bought it, and if they can't find a buyer for both the club and stadium then it's arguably worth less.

Hopkinson was brought in because of his CV - specifically his experience as Head of Global Partnerships at Real likely being the key element.

By cobbling together a load of other businesses they can fluff up the value of the club for a lesser outlay.

Whether this is intended to influence PSR and the turnovery thing or just to make them more saleable remains to be seen

Even the original cross section design looks to be AI - why is the press box not in line with the halfway line, and why is there only one dugout?

Why is there a footpath to the corner flag?

No architect would make mistakes that basic.

They CAN afford it. PIF is worth over $1 trillion now.
Do they want to spend it?
Not in my opinion.
A new stadium is the only real solution if the quandary is expanded capacity and turnover. They don’t need a 3rd party assessment from a specialist outfit on that. Drop me £100k and I will give the one sentence, or 10 pages. Answer is the same. Out of Town site.
It would harm the City Centre economy but Leazes Park isn’t happening, nor is Town Moor.
Arena site large enough?
Beyond that it is out of town which, one assumes, means somewhere with road access that is reasonable, as well as being somewhere within close proximity of the Metro system.
None of this is rocket science. It doesn’t take years to fathom. If they wanted to build a new stadium they would, in my opinion, already be out of the ground.

It's by KSS architects and I think they've done other stuff as they're involved in the proposed Brighton women's stadium. When reverse image googling it, I ended up on the Skyscraper City forum and I see they've just bought some of the houses behind the East stand. Newcastle United have bought the majority of Grade 1-listed Leazes Terrace for a figure believed to be in the region of £20million-£25million ($26.8m-$33.5m).

The enclosed, ring-shaped Georgian crescent, is adjacent to St James’ Park and its western elevation is directly opposite the East Stand, which has long restricted the expansion of Newcastle’s current ground.

While the obvious and understandable assumption will be that Newcastle are now prioritising remaining at and enlarging St James’ over moving to a new state-of-the-art stadium next door, club sources insist that is not the case.

Insiders are adamant that a final decision has not been made and that both remain live possibilities. However, as The Athletic has long reported, over the past few years several senior figures at Newcastle have expressed internally that the preference would be to move. This purchase has not materially altered that.

I think you're correct on most of that but the reality is somebody just needs to make a decision.

Corporate decisions get more difficult the bigger these organisations are so if you throw in a war on your doorstep as well as your major revenue stream being threatened with disruption... well it's not going to be easy to get someone in PIF towers to commit £1B to a footy club in NE England

It's not even just the readies as what's facing them is a conundrum

- Out of town stadia are well out of fashion

- Any Leazes Park proposal is not going to stand up to scrutiny

- Town Moor, similar to above

- Arena site probably not big enough

Soz, but I look forward to an agonising death by a thousand cuts, with some daft beggar eventually making a complete horlicks of it 😁

If they own them then the right to light isn't an issue if they expand the East Stand. They could use houses facing the East stand as offices for the employees for example. The only issue is that the value of the properties would be worth less.

They've got all but a few properties on the far side according this this.
