The image used on this article demonstrates just where sunderland has come from in the last half century. The loss of the pit in the background, and brewery in the foreground. But, when you wander round now you can see a phoenix from the flames...

Vaux could have moved the Brewery themselves to some cheap out of town land, got grants etc, and developed the site themselves and made an absolute fortune, with the Brewery sitting on prime City Centre land.
It took twenty years for the Vaux site to be developed so even if we leave aside the squabbling between the council, Tesco, Uncle Tom Cobley and all I’m not sure that reputable developers were lining up to pay an absolute fortune to Vaux.

Tarmac on the bridge is a let down tbh!Quality paving everywhere on the route from the town to the stadium but the bridge .....not a major issue but a let down for me ..I cannot believe it was in the original design?Somebody on here will know im sure?

Aye, towards Bridge and Bedford streets. (well all the barriers are down, I've never actually been through it myself yet). When it was closed I noticed a sharp increase in people not bothering to walk to the crossing behind the cinema, they just walked through the traffic direct towards Bridge Street.
