Sounds good. Once the new bridge is open and Sheepfolds is developed it will improve the city massively.

For someone looking in from the outside (Durham) it is great to see the progress.
Once Riverside plans progressed more I'm hoping that they can do something with crowtree (still not given up hope of an arena) and park lane market. Plenty to do but ball is rolling and people can see returns on investment, which is key.
 
One thing I'd like to see in our city centre is a few more high-rise. This would massively improve the skyline and dilute the view of the 3 tower blocks

They high-rise could be multi use. Residential, Hotel accommodation, shops, bars etc....
Given our coastal location as well, 3 of the 4 sides of any high rise in the city centre would be given tremendous views of the sea. That said look at the way Echo24 has went so you’d need the demand for it there, although there might be other reasons for that I’m not fully aware of (have only read bits and pieces over the years on here about it).

It would need to be done right. Ground floor retail / leisure. Next few floors office. Then hotel a couple of floors. The rest residential. Maybe a roof top bar / restaurant
 
That's why I think mixed use.

Yeah I get it to try and spread risk across different sectors but the risk really sits against what the values that the developer can achieve against the construction cost, the only way I could see that working is if there were pre-let’s on the office and hotel, and achieved high enough rents with companies that have a good covenant strength, they may then be able to take a view on the residential element - but the likes of echo 24 building values would spook most developers hopefully Vaux, sheepfolds, Farringdon row projects will improve that market confidence and increase values in time.

The problem with the Sunderland market is that office and residential development particularly with high rise where there is added construction is it just won’t be viable due to the low rental and purchase values caused by lack of demand and market comparators would be set against high construction costs - hopefully over time this will improve but I can’t see it happening for the foreseeable future unless significant government grant can be found though that brings its own issues around subsidy control and state aid rules.

Likely a case of not running until we can walk. Things are improving but I don't see that level of building until we get to a better point than right now. Would like to see everywhere in centre thriving forcing up to build up rather than out.

Have you seen the big round building in all the plans in the park next to the river? Wonder if this is gonna be a bar? Think I read somewhere it's gonna be a cafe, but it would really be missing a trick if it doesn't sell drink

I think it was labelled as the pavilion but I couldn't see any further details on it.

There is also an image of a circular building on the Riverside plans. Glass fronted which looks very much like a cafe.

It's the riverside park one. The round glass fronted one. Looks great, and I know alcohol isn't everything, but I do hope you can get a pint down there. Lovely spot.

Not that I've got owt against bars and restaurants, but I'd like to think that at some point we may actually get something that in itself is worth travelling to visit. Like an art gallery, museum or events space
