Good to see all the local expert architects and building designers giving their opinions already. Let’s build nowt there and blame the council for nothing happening. Ffs man can anybody build anything in this place without criticism? Seen that Hadrian tower in Newcastle? That concrete tower, looks f***ing great doesn’t it.

Dunno about the keel square development, suppose it will be on hold with all that’s happening. No doubt Sunderland council will be blamed for covid sometime in this thread though. People who know nowt about construction are sure quick to criticise though.

What is being built on the idols building, I know the council has been given shit about Keel Square Hotel but the Mongoloids of Sunderland don't seem to understand private investment

Nothing I don't think but the bars closed to allow for demolition to complete the square ( the buildings behind it have already gone)

Finished article is summat that looks like one of the recent Stirling Prize finalists.

I completely agree with you mate, I think the main thing that they forget is that we are a secondary city in the North East so we ain't going to see fancy developments
How does that work? Genuine question I'm not being a dick.

The maintenance / running costs of the current building which is what 40-50 years old, compared to cheaper costs of a new building

I was reading an article a couple of weeks ago about Gateshead and some poor planning decisions. They described The Sage as a 'divisive building'. I've not heard one criticism of it, but I guess it's the knee jerk reaction for every development with some.
Some of Gateshead's planning is a mess, especially the Tesco's site.

The Sage is a wonderful building. If it was being built here though, people would complain as it has too much glass.

the tesco thing at gatesheed is an abomination like. But people on here wanted that on this site.

it’s a good building I think the problem is that it’s difficult to get something to compliment it next to it. A lot of the criticism of development in the north east is unfair at times as the issue is often down to the capital value of projects mean that there is little room for using good quality materials or bespoke / interesting design.
 
How long will it take to repay back?

The Vaux site is costing just north of £80m to build.

It’s costing £200,000 a year just to maintain the current civic centre and if it was to be brought up to standard I’d imagine it would need a fair few quid thrown at it. Moving to a new purpose built site would likely be cheaper, no demolition, no rip out and replace needed to install all new energy efficient fixtures and fittings and internal services.

Take away the value of the land which I believe the council will sell on to developers and it won’t take many years to get payback.

Plus what you can’t put a price on is the potential for this to be a catalyst for further development on that site, the footfall in that area of town etc.

also it keeps some momentum on the site so that there isn’t a 3-4 year wait for the next development...hopefully the L&G stuff will be brought forward shortly.
