Lambton Estate development



There's a super Lidl 2 miles away. The shops in Shiney will be the closest and even then it's just a small co-op. It's a decent location for commuting but it's way over priced. You can get similar (but uglier) at Elba park over the road for half the price.

There's a nisa about a mile away in Fencehouses.
Don't forget the garage over the road.
And the new heron foods in shiney.

Mental prices like, anyone who buys one wants their head looking at, especially those on the roundabout

Same house style on another plot is £620 grand. Being a nosey twat I'd love to hear the reasoning behind it all. When I looked around the show home the sales person me toned that heres more houses to be built on a separate plot a few hundred yards down the estate, where the detached houses are apparently going to be. Dread to think how much they're going to be marketed for.

I was told they wanted it to be regarded like Wynyard. If the houses further into the estate start costing £800k plus it MIGHT make the development quite desirable in which case the initial houses MIGHT justify their premium price tag. Bit of a gamble to take for those buying this first batch.

Also it’s interesting to note that no one on this thread seems to know anyone who has actually bought one. Normally on here someone knows someone...

Can buy my parents house about a mile away similar finish but detached and massive garden, double garage etc for less then 300k

I think the developer forgot they were building in Burnmoor/Shiney.

I didn't know your were a proper local lad like. Where's their house?
 
Opposite a petrol station in between shiney and burnmoor? Nothing wrong with those areas mind but houses there aren't selling for the prices that these are trying to get. If they had set the estate back off the road 50 - 100 yards so they at least had the feel of being within the estate then maybe you could begin to justify a premium, as it is, they're as close to the boundary as possible. Theres some nice new build properties in and around shiney, newbottle, elba park etc that are half the price with more space and land etc. I looked at the 5 bed, 625k show home for a nosey and the size (lack of) of the garden is absolutely laughable.

They've missed a trick for sure. Not only massively overpriced but the estate looks terribly designed as well. Also theres the service charge adding a couple grand per annum!
What's the service charge for? Cutting some grass? £2000 per annum?!
