Well then you should be giving the OP sound advice not telling him to buy the most run down piece of shit he can find.


The OP said he lives in a really good street. You and some of the other idiots on this thread are advising him to buy the shittest house he can find (on a good street). It really isn't sound advice unless he's a property developer which he isn't.

I've always understood that you would get the vendor to pay for an insurance premium to cover the lack of building regs.

Hoy up a link to the new build mate. They are more expensive than older houses but the layouts tend to be far better/practical and they make good use of the smaller space. Presume it will also have a drive and a garage whereas an old house will not.
 
The more relevant question would be why hasn’t it got building regs?
I’m assuming it’s a bit of a botch job done by the vendor himself at some point

It's not bad actually. My best mate is s building surveyor and he says it lacks ventilation but as an actual storage room its perfectly suitable

If you really want a garden, then you're not going to stop there for too long. Do you really want to get into a 2 year live-in developement project knowing that you'll likely be wanting to sell it on shortly after you're done?

The money you make could help on the next place, of course - but with Brexit looming, what will happen to house prices?

That third bedroom looks tiny, basically a bed and bedside cabinet and it’s full, so no storage at all for toys/clothes.
No storage in bedroom 2 either mate.
Main bed not too bad and kitchen isn’t a bad size for a starter home

Fine if they are small but then little tykes have a shit habit of getting bigger and collecting shit loads of toys/clothes/computers etc😂

Remember they are sneaky bastards too so see what you get for the 150 was it? As the kitchens will have different levels of finish/ appliances, and invariably you won’t get carpets etc so that’s all to stick on top.

My advice is don't buy either the house you are in or the new build. Look for something else.

Extend the tenancy and if possible shorten the term to 6 months and look.
New builds are often over priced.
Lack of garden is really the only thing holding us back. The yard is ok and I suppose we could deck it out for somewhere for the kids to play but the thought of taking on a mortgage for 150k at my age (38 coming up) seems crazy, when I can get the house im in for 80k.

I realise 150k isnt a huge mortgage but I'm really in two minds. The missus likes the idea of a new build but I'm trying to weigh up the pros and cons.

Advice remains the same. Your current gaff assuming regs are fine you should buy.

This pissed bloke gets in the way of sensible people trying to give each other advice. Senior government job, can't afford a guitar and was once rich beciae he read a book. At least he pretends he was in the raf and not the sas.

We erred on the side of that would make us happiest and not economics. Fwiw.

Good luck mate, and there’s always bargains come up now and again, once you’ve got a decent deposit you can move quick and nowt stopping you keep looking now in different areas so you know where you want and can move quick as they come on the market
