Sunderland has improved and can improve more, but as a North East city centre will never be on par with Newcastle and Durham.

Well probably because every time you have a need to get a train from there ( as I did this week) you are reminded just how awful it is . That shadow light wall is absolutely creepy as anything , the whole place is cheerless, dark and grim . In fact the station at the metro centre actually is more pleasant to be waiting for a train as it has natural daylight.

It's discussed on here f***ing week man, we all know it's a dump, moaning doesn't make it any more pleasant.
 
like someone says, we need to flatten the shops above the station (Burger King, Milligans, Florists etc, upto and inc Poundland. Something great could be then development on that land, including offering space to the stores that have been flattened.

thing is, it costs money, and yes its ugly as it is, who/where does the money come from to redevelop. You're gonnna need a fair old sum of cash like... £25m+ really, probably double to be fair

Any estimates what it would it cost to refurb up to good standard vs build a new one in another location like where current council offices are?

I know it doesn’t !
However if we don’t keep up a constant clamour for something to be done about it then when there is money available it might end up going elsewhere.
