You can’t buy players houses and not include that in his earnings
If you've got a choice between two L1 clubs, and the basic is the same, but one is offering you £100k to get to the second round of the FA Cup, which one would you sign?
Our owners ain’t offering anyone huge bonuses

You can't. From the EFL site;

When calculating total salary spending, the ‘cap’ includes:

  • Basic Wages;
  • Taxes;
  • Bonuses;
  • Image rights;
  • Agents’ fees and;
  • Other fees and expenses paid directly or indirectly to all registered players.
Payments directly linked to a Club’s progression in cup competitions or promotion are excluded from the Cap, while any income generated from players going out on loan is deducted from the Club’s Salary Cap calculation.

I'm pretty sure buying a house, or even paying housing costs, would come under 'Other fees and expenses paid directly or indirectly'. This factual stuff is absurdly easy to find BTW.

Are Payments directly linked to a Club’s progression in cup competitions or promotion not bonuses ? Could you pay them a lump for winning an EFL Trophy game ?

You'll have to argue that out with the EFL lawyers. I'm just quoting their published News. Read it yourself.
You could, for instance offer to double a players earnings if we get promoted and he plays a significant number of games.
