Replacement Garage Roof - rough cost?

I need a garage roof replaced, 6 metres by 6 metres.

The whole roof has to be replaced, boarding, surfacing, the lot with a little re-pointing of brickwork.

I've three quotes, with massive differences between them.

1) The first bloke offered a felt roof underlayed with bitumen at £1300;

2) The second bloke offered an EDPM rubber roof at £3,900; and

3) The third bloke offered polyester - fibreglass composite at £4,500.

There are more quotes to come.

I'm no expert in garage roofing costs though I've done some research in the materials used. I understand felt roofing to be unfashionable now. I asked about materials a couple of weeks ago.

What should I be paying typically for such a roof? I don't want to be ripped off but don't want to pay cheaply for a roof that won't last more than a few years.
 


I can’t speak for the quotes as such as there’s no comparison there really other than the surface area.

What guarantees are offered on the different materials and does the additional cost justify the additional outlay?

The two latter products are better.

If the garage is attached to your house £1300 is a great price as re/boardy I’d without looking would put it at 16/17 hundred mate.
14 year guarantee.
Make sure the felt and underlay are sbs grade.
The boards are 3/4
And it’s a written guarantee before you hand ya cash over.
