Offering on a property - negotiation etiquette?

Aye, steer well clear.

We are fucked. Stupidly went ahead with a purchase when it said 'not known' for Japanese Knotweed. We've recently had a call while trying to sell from a company claiming that they have our property on file and that we have knotweed being monitored back from before we owned the property. Looks like we'll never be rid. Renovation it is!
 


Not first hand but know if plenty of sites that’s had it on and the build has still went ahead.It needs to be cleared and disposed of by a specialist I’d have thought.

They're coming next week. I'm bracing myself. I've read it could be a 5 figure job.

I'd get it removed because it could spread to other properties and they'll be pissed if it has / does.

Is there evidence of knotweed? You’d know if you did.

That's what I wondered. Surely the leaves would be knocking about. We had a large root blocking a drain a few months back. I'm starting to think it's lurking beneath the surface.

I’d get in touch with a solicitor. If there is documented evidence of this before the sale took place and the seller didn’t disclose, then you *may* have a case.

That’s true but I wouldn’t be taking the word of one company TBF. Like Gilly says, could be something and nothing. Fingers crossed for you.

Go halfway and tell them you'll take it off the market straight away.

Also worth considering throwing in some appliances etc if you aren't that fussed on taking them with you and more hassle to move out with them. I've negotiated a couple of times using that and it can be very helpful.

I feel your pain. I sold my first home 4 years ago after 2 years on the market. It had a lot of work done but just wouldn't sell. Made life difficult and the missus was depressed. Must have had 30 viewings and not a sausage. Eventually sold it but we had to give it away and lost a fortune. If family life is going to be affected then I would seriously consider the offer. They aren't going to walk away if you counter at 5% the worst case scenario is they stand firm and say no. Best thing we did with hindsight its meant we can move on with our lives. Lifes too short to be living somewhere you don't want to be.

We are in the process of buying again now and got the house for about 9% under asking price. First offer was 17% below asking price, felt cheeky as fuck but wasn't expecting them to say yes.
