Just goes to show the last time I’ve properly been out in Sunderland or the area of town I tend to visit. Never liked those pubs if I’m honest.

Yep, and interesting that you quote two pubs that have been kept original, probably the only two as well.Aye you get the knackers complaining & wanting a cheap pint, but doesnt mean something decent wont be a success. Look at how popular places like the Fire Station, Dun Cow, ISIS etc are

When you go to other cities and see the bars, restaurants etc, chains and independents you wonder why there are not here.
Not really the time for this discussion with everything closed and lots going out of business, but if you have been to Leeds, Manchester, even Newcastle (as simple examples) in the past, you will see lots of quality places that we just don’t have. I’m well aware of why we don’t, I just said it would be nice if we did.I also quoted the fire station, and dun cow had previously been other things, then done up.
What are you classing as better in other cities? One of Sunderlands problems is that many of its residents massively understate the good bits, and just mean that everywhere is better. The only thing that Sunderland doesnt have really is chain restaurants, which isnt a bad thing as chains tend to be shite, and we do have some good independents

If there's investment in that neck of the woods, and other bars open up there, it could give a good alternative. A bit like Newcastle having Quayside/Diamond strip/Haymarket. Different areas with different type of bars.
