Mags selling their stadium to themselves

"PZ Newco Holdings Limited (PZNH) was incorporated in the UK on June 5, 2025 and is, like Newcastle United, wholly-owned by PZ Newco Limited, the UK-registered investment vehicle majority-owned by PIF. On June 27, three days before the club’s accounting year end, PZNH purchased ‘leasehold improvements at St James’ Park’ for £172.1m, generating £129m profit in Newcastle’s books. That comprises the stadium structure; the land St James’ Park sits on is managed by the Freemen of Newcastle, and is not owned by the club."

Sold their ground and they don't even own the land it sits on, that'll be a big issue for them in the future.

Pretty much. They've made a £30m profit which should have been £100m loss, however, the underlying issue is still going to be there and without CL football, it's not great for them. Also, UEFA are going to be fining them for breaking their rules.
 
Probably nothing, so long as they can justify the price as "arms' length". Given the SoL is valued at a gross £301m, the price for the leasehold (which excludes land) doesn't seem completely out of whack

Clubs should never be divorced from their stadiums. There are a plethora of examples where this has been one of the reasons that has severely hampered rescue attempts when teams have got in financial difficulty in the past.

The F.A should make it a rule of the "golden ticket" membership that all teams in the football league should own their stadium.

I am sure PZ Newco Holdings Limited have nothing but the local community interests at heart.
The main pitfall is the possibility of doing a Coventry.

Fines. That is the problem. As long as it is fines they will keep finding ways around the rules / simply breaking them. Fines, to Nation States and multi-billionaire owners and hedge funds, are totally pointless.

True. Sell Tonali, get a cheaper, younger replacement will help but there's some serious money being lost at Newcastle at the moment.

Conceivably they could hold on to the company that owns the stadium if they sell NUFC and charge them rent or sell the land for development.

Also the club wouldn't be able to expand or modify the stadium without the okay of that company.
 
Has the relative football and financial performances of us v them revealed to PIF that they’re a failing, deadweight of a club, so this is the start of the sell-off…
 
I know it's not apples with apples give amortisation, but £129m profit from a one off stadium sale is pretty small given the loss they're going to have to swallow on recent players.

Woltemade cost £69m and it worth about £30m, and Wissa cost £55m and is worth maybe £15m. That's about half of their profit wiped out.

I think there's a loss in the combined £90m paid for Elanga and Ramsey if they're forced to sell this summer, then there's £20m tied up in that Greek keeper they signed from Forest too.

They should made a profit on Tonali and Livramento - maybe £120m for the pair - but if they want to strengthen they're going to have to give series thought to cashing in on Guimarães while he has a good resale - maybe even Hall when his star is high (I think he's weak defensively and is slightly overvalued).

They're going to have a very tough summer and are negotiating with an extremely weak hand.
