That area is quality now and the Culture House will be another great addition. Get the restaurants and pubs open under the Hotel and the Eye Infirmary up and we smashed it.

Very true. Can then look to branch our from there. The pop recs area and other parts of city are too far away from recent development. Putting it in one area is best strategy. For now.
