Installed a baxi platinum a few years back with a ten year guarantee
I’ve had it fixed twice now same issue the valve that switched between hot water and the heating, but it’s been ok since.
Service costs approx £70 each year to maintain the guarantee.
I also always add inhibitor to the water as another way to hopefully extend its life.
Get very little sludge in the magna clean.

I've had a baxi platinum in for 6 years now, not a pick of bother. 10 year guarantee but i took a D&G boiler cover plan out with a free annual service included that works out cheaper than paying for a one off service each year. I'm not sure but I think the 10 year guarantee was dependant on having a magnaclean unit installed.
 
How do you go about looking after a boiler? I can’t work out how it’d be used any differently if the people living in the house own it or rent it. The landlord has to get it serviced annually which is surely all a homeowner would do?
They may press the buttons really hard and not include it in group activities.
 
I’m retired from the job now but I would have gone with option 1 just ensure they give a thorough flush and put plenty of inhibitors in the system and fit a decent filter to stop internal corrosion of the rads.
