I played on the 5 a side court the Saturday before last and didnt notice. I walked through Prinny Anne park aswell so I'll have walked straight past the fucker. :oops::lol:

There are a lot of high end properties in some Washington areas that bring that price up. On the whole, it's a shit hole.

On the assumption there are no high end properties in newcastle, sunderland, gateshead, etc and all properties there are within a couple of quid of the average?

It has good areas and bad, the average and median prices would indicate either the "bad" areas" aren't as bad, or the good areas are better, than a great many places, so it obviously isn't on the 'whole' a 'shithole', at least in comparison with the rest of the northeast of england.
