Chelsea are the other big losers in The Sponsor’s fair-market-value index, while Arsenal’s success has raised their value significantly

I was about to post it's a bit meaningless without seeing their workings

But they have included their methodology

The valuation is conducted using a market regression approach, in accordance with the principles of IVS 105 Valuation Approaches and Methods.

So basically a bit of a guess
