SOL expansion


If you aren't affecting the external appearance or changing the use of anything, it shouldn't require planning permission. Building Regs still needed though.

Creation of boxes are 'outside', but inside the stadium if you see what I mean, so in my view that wouldn't need consent.

If you were creating new openings/entrances etc. viewable from the street, that would need consent. The new ticket office needed them, for example.

Consent would also be needed for change of use of offices to bar/catering facilities.
 
There is absolutely no demand for ground expansion mind. We need to be spending money on players not the ground extension.
There are lots of improvements needed, like sorting out the narrow concourses etc

There may be no current demand for more normal matchday seats, but we need to look beyond that. Move forwards and upwards.

Expansion does not necessarily mean just adding seats, we are nearly on 1000 posts and this has not been grasped yet.
 
I’ll say it again.

Put 3 rows of executive boxes on top of each other in the east stand. Extend the north stand so the stadium does look lop sided like hotch potch park up the road. Put a roof on and radiators in the east stand. Job’ll be a goodun the knars

No idea why the clamour is there for a massive expansion of corporate boxes - people clearly do not know what corporate means in the sports stadia world. Same as the Mags really.

Corporate hospitality on matchday although relatively lucrative isn't a golden goose and the market is very limited in the NE.

Neither us or the Mags can charge a significant premium for these tickets as the fan base simply cannot afford it or is their a real market for it.

Concerts are sporadic and limited to about 8 dates a year.

The NFL is not coming to either stadium nor the boxing.

Arsenal, Spurs and Villa do very well with corporate weekday events such as business conferences.

Spurs do very well on matchday spending - about £120 per fan in the stadium. That is mental - but neither Sunderland or Newcastle fans will spend anywhere near this.

We would be much better off improving the match day experience for those attending.

Improving the football we play.

Rather 40,000 spending £30 every game than chasing something that does not and will not ever exist.

This just isn’t true. The last 1 the mags opened is about 800 quid a game after vat. I assume they also don’t have capacity for how many people want corporate stuff as they are doing off ground stuff as well where your food and stuff is in the city then taken to the ground for the match. Concerts are also massive money you might think they are sporadic but as I have linked you can be looking at about 3m for a gig. Host 5 and that’s the same as a seasons gate receipts

This “not for the likes of us” attitude is what has held our town back for years.

There are plenty of people with good incomes and/or wealth in the area.

Let’s face it, the current matchday experience for most involves queuing to get in at 2.55, standing in a cold concrete tunnel at half time then getting home as quickly as possible by whatever means, including missing the end of the game. It could be a lot better.

I believe the way to increase our revenue is to improve the match day experience - better beer, better food and better facilities.

Whacking in 30 new boxes and expecting £300 x 15 for 20 games a season is not sustainable and wouldn't move the needle. Same at Newcastle.

Should turn it into a medical facility. The one we have at AOL is full. They've even had to reclaim the bed Chodwell had 10 year lease on.

Corporate by definition targets businesses etc and that would be the target audience for boxes.
The lower tier hospitality for supporters who just want a better and longer matchday experience is viable.

I suspect that the new ground up the road will have more, not less, hospitality areas. A lot more.

I don’t think I’d ever be arsed about a box me. I do however have an interest in the Quinn’s bar level of hospitality when me sons older. I would like that to be more readily available in time.

I’ve said for ages now though that north stand upper should be converted into executive boxes glass fronted,2 tiers with the upper tier having a watching balcony in front which would act as the roof of boxes below. We’d lose a few k off attendances but a more expensive price tier would ratify that no problem.
