Sunderland railway station.

The Minister Quarter, is again cut off because of the Crowtree end. The Primark wing is a complete dead end (without walking through it).

Metro Centre to be fair has a really good flow, it's pretty much just a figure of 8 works quite well. Eldon Square / Garden I'd agree though. Eldon Garden is shockingly bad, but the restaurant end is just as bad hence both have loads of empty units and it completely cuts off Percy Street which is a dump aswell tbh.

In case it hasn't been mentioned in this thread, when the second through platform at Hartlepool station is complete the Sunderland - Middlesbrough service will be increased from one every hour to one every 40 minutes - extra trains which will have to find space in Sunderlands 2 physical platforms.

The bottom line will be costs. You'd hardly move 30 yards if it's gonna cost you a fortune.

The retail units in the old station were all on short leases, summat else that might affect any decisions.

One thing that may make them want to pay more , if you go out the station and get a coffee. You won't even see milligans as you will have made your purchase.

It will effect them having a coffee shop in the station

Three retail units and two are quite small so my not be what they need and the larger unit doesn't have direct access from inside the station either. Minimum 6 year lease too.

Rent based on turnover in year one (with a guaranteed amount), business rates, 7.5% service charge.

They might have just thought f*ck it, we've got a 1 year rolling lease where we pay £15k a year + rates based on that.

I thought they were shutting ticket offices
Please don’t have a feature on look north about it with some old bigots saying it’s a waste if money as they never use it and bring back the shipyards, the old town hall and binns’es’s as this used to be a prosperous town until labour…..
