If Speakman and KLD think £10m is a good price then maybe they aren’t as smart as many think.
However I think Nixon is pissing in the wind, KS has been proven to be pretty savvy so no way are we selling for monkey nuts imo.
If we do, massive questions will be asked, buy low sell high is the model, not buy low sell low.
 
Sure Keane Lewis-Potter went for closer to £20million from Hull to Brentford. That fee reported by Nixon that we’d accept seems very low.

He did, last summer Brentford and Hull agreed a deal reportedly worth £20M. The lad is directly comparable to Clarke as he'd had an almost identical season, is the same age and is English. Can play 10 or wide.

The lad will only be sold for a minimum of £18m. 30% of the profit we make from him (£18m less £2m paid) equates to £16m x 30% sadly means £4.8m will go to Spurs with us pocketing 13.2m, how much of that upfront would obviously be negotiated. Let’s remember we remain in an absolute pole position both in terms of the length of his contract and interest from other previously mentioned PL clubs. If Everton as seems likely decide to sell Simms I could see them seriously coming in for Clarke with a cash plus Simms offer.
