Vacant buildings with the best potential

The building that Varsity was in (opposite Fitzgeralds) is a stunning building, pity anything that ever opens there dies on its arse.
Too big for a restaurant which is what the last couple of attempts have been. The only "restaurant" that could make that work would be something like a McDonald's or mega Greggs imo.

If Covid kills a lot of city centre pubs maybe there would be enough demand to have a Revolution type bar there, saying that Revs is now vacant isn't it?
 


The City Centre needs visitor attractions, something that will make people who don't normally go to the City Centre or who are not even from Sunderland visit.
 
I've not been into town aside a quick pop in and out when I need to for ages so I've not seen it for a while, glad it's getting used for something though!

Just curious, but what would be a big enough of a draw to make you head into town more regularly? As to an earlier post, the issue is the lack of footfall for new business.

It’s not the councils vision though is it? It state Vistry Partnership so must be their proposal for the site. Would be interesting to see what the other were?

They approved the proposal. They own the site so could sell it to whichever scheme they wished.
Like you say, would be interesting to see the others .
 
Fitzys.Beer wasn't the best in the last few years, seemed to concentrate in 3.5 to 4.8% ales, but liked the interior and ambience. Always seemed to tick over so don't know why it closes. Just reopen it as a new boozer, different company.
Always found the beer spot on in Fitzgerald's , same with the staff , big loss to Sunderland , perfect fir match days needs to be busier mid week

Yes but the assertion is that the market would deliver something different. They could choose not to deliver any of the schemes but would ultimately mean the council delivering it. presumably they want the private sector to be investing more to reduce the reliance on the council funding and developing everything.

It's a housing estate. How do you make housing estates inspiring that arent going to cost silly prices?
 
I have, modern townhouses and a decent sized green space for kids to play on. Absolutely no issues with it personally.

Let’s see the quality and design aspects when it’s built, then we can judge.

This is as much an iconic site as the Vaux in my opinion, sticking a few cheap houses up is totally uninspired as far as I’m concerned.

what did you want to see other than houses? Or is it the quality of the housing design which is the issue?

The only thing iconic about the civic centre is how famously hideous it is.

Nah, with everything that's going on at the minute there's no reason to be in town really. Went down to the opticians last week and it was the first time I'd been since before Christmas.

Up until this time last year I was working in the software centre so I'd be in town pretty often. Plenty say it, but in terms of increasing footfall it was a mistake to get rid of the leisure centre and build the new pool by the stadium. Hopefully the new proposals for more housing on the Riverside and Civic Centre sites, and bringing a new eye hospital into the city centre, will have the desired affect of pulling a bit more life into the place.

Unless you have a multi kitchen approach.

4-5 independent kitchens under one roof knocking up "street food" (hate the term) or something similar, with one or two local brewers stocking a couple of bars?
