Vacant buildings with the best potential

...in sunderland city centre?

What are they and what do you think could work there after lockdown?

The ex bud bigalows bar under the Travelodge seems to be in a great spot but absolutely nothing seems to work there.

A proper sports bar dedicated to Sunderland AFC could potentially do well though I think.

The building that Varsity was in (opposite Fitzgeralds) is a stunning building, pity anything that ever opens there dies on its arse.
The building previously housing divino pizza on one side and yates’ next to it (currently occupied but closed).
Knock through to make one big room, kick Yates’ out, massive glass windows right next to the pavement, a Lamborghini main dealer would be perfect.

The old JJB sports shop, it still has JJB sports on the entrance after been shut for like 10 years, a few snooker tables would attract interest.

Could have been the new Town Hall. Lovely building. Was previously used by University. No idea if they still own it.
 
It's an age old argument - why is it so difficult to make a successful business in the town centre?
Just footfall isn't it? No one lives in the city centre, and barely anyone works in the city centre. So the only reason to go to the city centre would be to go out of your way, but then if you're going out of your way you might as well go to Newcastle where it'll be busier because it has the footfall from people living and working in the city centre, and the fact it's busier leads to more variety.

It is weird though. Utter shite pubs like ttonic have been there for years and obviously do well but most new pubs that pop up only last a year or so then they're gone.
