As it's a loan secured against the assets, couldn't he just sell the club to somebody willing to take onboard the loan? I'm happy to be proven wrong, but surely it's the same as taking on somebody else's debt etc?

He can't sell the shares in the club to anyone without permission from FPP. It's entirely in their hands.
 
There is. Under the terms of the loan from FPP he can't sell any secured assets (which includes Madrox's shares in Sunderland) without their permission. FPP effectively control who could be next owner. Donald has no say in it.

This isn't necessarily a good thing either. Quite the opposite in fact.
