Not really the road marra - there's some right useless tw@ts that drive along it sometimes.
Karens in their 4X4's who think that their car is as wide as a bus going over the white lines and causing oncoming traffic to stop/slow down.
The high verge and narrowness of the road makes it risky.
 


Seems like it’s always struggled. In fairness most of them do these days.
Always chocker on a warm day, the food was good aswel, been talk of him doing it for years, they obviously saw the money flying in from the Inn place development and that has made there mind up for them
Best beer garden in Sunderland but generally inhabited by wronguns in my experience.

Ironically with all the other new housing being built there it could have had a positive impact on the Cavalier and brought in a fair few new customers. It's biggest problem is it's tucked out the way and you have to trek to get there (not even a path on the side of the road it's on either).

It used to do really well as a food place and that wouldve been a better focus for it than just being mainly a bar but Id imagine with a lot of new buildings next door it might have picked up some.
I was shocked how much new build is happening in that area last time I was up.
 
Great pub but very much a summer pub.

Sad though, not only will we lose a decent bar but will lose all that green land at Silksworth and they'll probably look at Farra fields after. Any green land in Sunderland, they are wanting to build on yet are happy to let derelict places like Hendon rot.
Because it’s the easy and lazy option for the developer and council.
 
Maybes but they should just Pennywell the place, should be able to make a decent plot of somewhere that is sandwiched between the city centre and the coast.

Anyone with any vision could realistically turn Hendon and the East End into a pretty affulent place to live and be able to make housing at premium.

I'm sure there's plenty of roadblocks as well mind.

It is but I imagine they will have to change that road cause ltlets be honest that full land is gonna get developed in the next few years, they ain't gonna leave half a field there.

Hendon is mostly private housing stock as far as I am aware, you can’t just flatten it. It would also cost an absolute fortune as you’d need to buy everyone out, basically it would cost an absolute fortune before a new brick was laid. Vision is free, execution costs money :)

Sure him and Jaffa have still got it. Not been in for about five years. Sure they had a Masterchef winner in there doing the food.
Last time i was in the waitress dropped the card machine with my card in it and snapped it. Luckily the payment had gone through already
 
It is ridiculous when you see planning permission given for green belt land when there is derelict land in the city.

Developers normally do pay a section 106 fee to pay for additional school places etc.

Everytime this sort of thing comes up, and people say, just build in Hendon/Pennywell instead. They ignore that people paying a premium for a new build don't want to live in those areas. So the developer needs to sell them cheap which means less profit & less incentive to build in the first place.

It's basically people who live in decent areas, telling others they should live in a shit area.
 
The Beehive in Houghton hung on and hung on and eventually hundreds of houses popped up around it. I presume it’s busy on a weekend, and for meals during the week (might be wrong).

And what you’ve described above is similar to the Chilton Country Pub. A lot of potential and a lot of land but it’s out the way and to walk you have to walk on the road. Think it’s earmarked for demolishing and development now. The last night before the last lockdown it was absolutley packed.

There are a couple of housing developments being started close by to the Chilton already which would no doubt help it as well.

To be honest, with the right owners and a bit of money it’s got potential to be better than the three horseshoes up the road. Loads of land to expand, room for a micro brewery.
Like I said it was crammed before the second lockdown so was getting the customers.

It is but it comes down to the development appraisal and profit margins that the developers must meet. Derelict land in the city is very much that for a reason and likely needs significant investment before you get out of the ground whereas green belt land does not. Where development values are low this becomes even more of a problem as the risk for the developer becomes too high or profit margin too low.

Government need to provide tax incentives to develop on brownfield or VAT reductions to refurbish existing buildings.
