I need a bit help please, I would like to get a mortgage but I have a shite credit history from my younger days. I've been living abroad for the last 6 years so don't have bank statements from home, I do have a 10% deposit I could put 20% if needed. Thanks.

Alternatively a mortgage advisor as they’ll have lots of lenders with different approval criteria.

Get on the electoral role and try and repair your credit. If it was over six years ago it may not show up.

Pay outstanding debt. Negotiate if need be. Take out a shite credit card, spend a fiver a month on it for 2 year, pay in full every month. Sign up for a credit reporting site (Noddle etc) and make sure everything is upto date (electoral register, addresses etc) to sort out credit.

Keep your deposit. Save as much as you can, 25% will help.

It will be littered with red marks TBH, I do have an English bank account but it only has £10 in it to keep it open as I use my foreign bank account. I only need to borrow the equivalent to 10 months take home salary, I have my salary certificates from here I don't know if that would help.

So why not just save for the next 10 months then pay for it without getting a mortgage?
 
I used a broker and he was pretty poor.

Perfect credit ratings, no previous credit issues, easily affordable, no debt etc. Rejected by the first lender and the advice then was to go with a provider asking for .7% more as we already had a mortgage in principle with them. He really earned his fee...

I'm all good marra, and you? What is SBC? I haven't got a clue about all this shite but I really want this house. I've just messaged a company in Dubai that specialises in expat mortgages for the uk. I'll see what comes of that.

I would gladly pay higher interest rate if it ment I could get the mortgage as I have a shite credit history.

Can you not stick with your job, buy the house with an overseas loan and rent it out? SABB were offering Fab loans a year ago - not sure if they or other Banks still are.

I'm a bit fed up here mate i need to come home and get a season ticket again. I had the cash saved up a few years ago and offered to buy it when the old lad moved in to a nursing home, but he wanted to hang on to it. I've now spunked that money and it has just come on to the market today.

Ok mate - try to get a job before you burn your bridges though. I saw lots of expats leave over the years with many begging to be taken back once they realized how tough the UK job market was.

I might end up working away again I just need a little bit time at home, I've never been back home for 3 years. I have work sorted for when I get home so that's not a problem, I know a few expats that have went home and they can't handle it there because you do change as a person a bit when you are away for some time.
 
I got one through a overseas mortgage broker i was put on to by someone. I've been out of the country for 18 years and none resident status, i also had a none paid gas bill from a previous house i had, also I wasn't on any electorate roll and still managed to get a 75% mortgage. I had to do as a first time buyer, so stamp duty stung. I didn't want a buy to let mortgage either, as you had to jump through more hoops. In the end i was in with Marsdens building society. During my initial research, a lot of these Islamic banks are offering decent deals, was just the complicated way they deal with the loan payments which put me off.

Your currrent bank UK won’t be any different to any other provider, they all have a policy to guide them & an underwriting process to go through. They still need what’s coming into & out of your account verified with payslips, accounts, credit agreements, credit searches etc.

You’ve mentioned a place in Dubai who specialises in expat mortgages & as others has said an independent mortgage advisor my be able to help. What they’ll have to do is find a lender that will allow for none UK income. A lot of the high street banks will not look at mortgages if you can’t provide payslips in GBP & are not paying UK tax. Essentially, you’ll need a specialist who’ll help based on your “not straight forward” circumstances & you’ll probably pay a little more for that, which doesn’t sound like a problem for you.

Expat mortgages is a specialist lending area that the high street in the main won't touch. Best thing you can do is find a good broker who can assess your circumstances and find a lender who can help.
