Landlord advice on bad tennants

Hope someone can help here.

Had some tennants in my house who were on DSS (first time i've used DSS).

They signed up to a 6 month contract but then decided after 3 weeks they wanted out of it.

I've had no money from them as it was all being processed through Easington council.
I've spoke to the council and they have guaranteed 4 weeks of rent will be payed to me.

Does anyone know if the council are liable for any other loss of rent due to the tennant breaking the contract early or will they only pay for actual time in the house by the tennants?

you contract is with the tenants.

your arrangement with the council will be for the housing benefit to be paid to you for the duration of the time your tenants occupy the property.

i recon you are in a no win situation.

iirc, you will get paid for the time they were in the property. In years gone by, the DSS used to pay the landlord direct, but over the past few years, they changed the rules and paid the tenant, who in turn would then pay the landlord, although when you had druggies and alkies in your property, the landlord never seen a penny as it all went on drugs or drink the minute it was paid into their bank account. I think, if you have not had any money for 8 or more weeks, you can apply for the money to be paid direct to you (althou this does not effect yo as yet!)

Are Easington a separate Council to Sunderland and Co Durham

This is where a £1000 bond works, if they sod off they lose the bond as they've broken the contract, you did get a bond didn't you ? I think you'll find most wise landlords ask for a grand up front for such things.

Easington council are f***ing shite when it comes to paying housing benefit. Had the same issues time after time after f***ing time.

So much for the so-called savings in making it one "super-council" eh?
 
Aye got a deposit but only £250 as they were due to pay another £250 this month (they were getting a loan from the DWP to cover bond), i fecking bent over backwards for them to get moved in quickly as they were struggling with storage for their furniture.
Lesson learned there I think.

Problem with the £250 deposit is that they have knicked some of my stuff out the house (sky box, chest of drawers, etc) so that £250 would cover some of that and i'm left with little else till i find a new tennant.

Anyone know if its worth chasing the extra £250 deposit and also for theft of goods from the house?
not sure if it would be worth me wasting any more money on them if i stand little chance of getting it back.

As a final insult theres dog turd all owa me garden they have left behind. Tossers

Absolute filth bags mate.

I've been on the phone to them about the stolen gear and they claim either they haven't took it or it didn't exist. Pointed out that I had done an inventory and took pictures and then the stupid cow started shouting at me as though I was the one who was in the wrong.

Politely informed her I would be chasing the money but she didn't give a fook.

Really tempted to name and shame the feckers on here as a warning to potential landlords (think i would probably be banned for doing this though)

If they've nicked stuff I would take it as far as you can and try get it back off them, I hate it when people just get away with doing stuff like this.
Surely you should be ableto get the rest off the bond off them if a contract has been signed.

they pray on young people whole cant get a mortgage,

my daughter and her long time boyfriend both work full time.
dont have the deposit for a mortgage
cant get a council house, cause she AINT got kids.
and they pay £780 per month for a 2 bed flat in farringdon which is part furnished.......which means a carpet that should have been throw out years ago, a crap fridge and a cooker.
a whole in the roof that they got sick of waiting for the landlord to fix i ended up fixing it...........but when they move out in 2 weeks time i will be putting the whole back in.

I've not had stuff nicked, I do unfurnished, but surely the police are an option when that's happened?

^^^^ This - I pay less than half that for a 2 bed flat fully furnished. In a better area anarl.

I've got a small 2 bed in a nice village that goes for £425 :oops:

I've got it all wrong if I can get £700 in Farra :lol::lol::lol:
