£125 application, £25 non refundable, £100 paid by successful applicant only

It's quite normal to have to pay an admin fee to cover credit references etc. I've had to do it several times in the past.
 


Only the successful applicant pays the £100

Not the case with all of them, the £100 quid is a non refundable, the bigger company's use this as a holding fee. They take the property of the market, do credit checks, references, employment security checks ect with this cash, then if your successful they take the £100 of the agents fee's. if your not successful its been used for these checks so you will lose it. For a average £500 a month property you looking at around £1,400 to get the key's. Brakes down to £100 application fee, £300 agents fee, £500 deposit and £500 for a months advance rent. Some charge a months rent plus £100 for the deposit.

You could bypass the agent but you will have to pay a solicitor to draw a contract up or you will not have a leg to stand on if they want to sell or just stop renting it out.
 
It's about exploitation. The fees charged bare no relation to the work done. In many cases I've heard, fees are charged when no work has been done, particularly in seeking references. It's particularly grating as housing is a basic need, not a luxury.

Just use a different agent then if you are going to let 125 quid get under your skin.

Have you seen the fees on mortgages btw, they can run into thousands!
