It’s risky taking that unit as nothing has ever worked in that area

What was Devinos/Proven People is a great location. Right next to the beautiful Mowbray Park and within spitting distance of Fawcett St - probably the most footfall in the city centre.

In fact, for the amount of people on Fawcett St each day, it’s unbelievable how run down most of it is. It should be thriving.

Never seems to be a great deal of people about even on a Saturday other than match days just passing through or people catching the bus.
 
Not strictly true, Nandos has been there for at least 14 years, and the closure of Frankie and Benny's was part of a national wave of closures pertaining to their losses as a whole (as opposed to being a Sunderland Centric problem).

Is that true that they closed it due to? Frankie and Benny’s still operate throughout the country therefore assume if it was in a desired location and profitable it would still operate?

Presumably they closed restaurants which were not profitable enough and/or where lease breaks allowed - looks like they had a lease break in September 2019.

Aye they closed a number of them, I still seen one in London recently.

But I'll be honest, the reason its business is struggling in my opinion is because it's overpriced and shite. You can get much better for that price.

This, Frankie and Bennies is overpriced and terrible. It is awful food that’s clearly been reheated, rather than cooked fresh.
I’m surprised it stayed open as long as it did tbh

I think the venue would have been a good new location for Luciano’s, that closed due to the redevelopment there.
Lucianos shows if a restaurant is good, it will thrive in Sunderland!

Don’t disagree with that at all. Whilst i always thought the premises was dressed well the food left a lot to be desired and never left feeling impressed. Still think there is one in metro centre and newcastle?

Is it not too close to Angelos which I think is affiliated. I’d imagine they’d have been encouraged to look at it as well as other properties along that run of retail,
also the former Thai Bay premises has also been available) so assume they didn’t want to relocate to this area.

Whilst I agree about Lucianos having the right offering for it’s clientele I wouldn’t be convinced it would be viable at the rents F&B’s were likely paying. That said I doubt the new Rio Brazilian Steakhouse will be paying much rent at all.

Nando’s is the only one that ever seems to be full

I hope it works , just think round the empire is the better place to be these days
I agree with you but there's quite a lot going on to create a cultural neighbourhood around that area mind, even though it's off the beaten path. If High Street West could be sorted out, you could link it all together with developments like the new bar/restaurant in the old JJB building and the cafe/restaurant in the old chambers building. The whole high street down to Pann's Bank seems to be going through a renaissance of sorts, apart from the old mothercare/argos/ku club area.

The travel lodge closing down hasn’t helped

The former Mothercare/Argos site certainly needs sorting.

Is there any opening date for the Keel Square hotel yet?
