NUFC don't own SJP, can't sell it and can't build on it.

If they ever move they'll have to pay the cost of demolishing the stadium and returning the land to their landlords.

When players are sold do they get their contract paid up by the selling club? Or is it usually the case that the new contract is better so the player will waive whatever’s remaining of his old contract?

Wood spent a lot of his career outside the PL so at 30 this could prove one last decent payday for him. Of course he wouldn’t be going for the money though. Grew up in New Zealand loving byker grove! 🙄
No, the transfer fee is consideration for the selling club giving up their contractual rights over the player, ie cancelling the existing contract so that the buying club and the player can establish a new contract between themselves (usually with enhanced terms - more money or a longer term)
