Gentoo new builds Pennywell area

Couldn't live in pennywell like
Why ever not?I live in an "...... on Thames" Village, really nice place,commuter-belt, but I wouldn't hesitate in living in pennywell, maybe nostalgia but great people, fantastic countryside locally, just a place that feels homely in all honesty šŸ‘
 


250k to live there.. its nigh on 180k to live on front road/st lukes new builds too. Scandalous.

Get yourself to ashbrooke, tunstall, or barnes comfortably for that price and bigger houses.
Nice big rooms but seems to be constant maintenance to stop the place dropping to bits.
 
Aye I get that. I know somebody who bought a new build on a big estate (that isn't finished). 2 years later he wants to sell but can't, people are buying the newer build ones with help to buy... so he basically has to reduce his by quite a bit or people will just buy a new build on the same estate.

Wouldnt be surprised if there's an extension or another scheme who help their developer buddies out.

There's already a couple of building societies offering to have parents income used to calculate affordability but not be named on the mortgage. Very dangerous route to go down.

Was brought up on Pickering / Pickhurst Road. Might buy one and end up back in the exact spot I lived previously. To be honest location wise it would be ok if they keep it totally separate with it's own enterance and exit like the Broadway estate
We lived in Pickering Square for about a year, was f***ing horrific. Battled every time we left the house, they ransacked the house shortly after we moved out. Some absolute scum used to live there.

Aye Pickering Square was rough as, when I was a kid Pennywell wasn't too bad but as the years went on it got worse. Last ten to 15 years before they knocked them down it was a total shit hole. The worst thing was the burglaries and car crime. Scum bags breaking into their neighbours houses and or pinching their cars
 
That's true enough, but those were built in an age where you were lucky to have one car in the family, it's a completely different ball game now.

They're hoying up a four bed detached with room for a clown car in the garage and a drive length designed for a micra. Coupled with the fact the roads are narrow as owt, the families owning them have 3+ vehicles, and the modern style of every man and his dog wanting a tank style 4x4, its a farce and not really planned for purpose.

I donā€™t disagree I just donā€™t think the older houses are any better in terms of space for cars, arguably itā€™s worse. I think it can be exacerbated on the new estates which tend to be younger families so 2-3 cars is more common. The older houses have more pensioners in them so 1 car per house is more prevalent

Whilst garages are the bare minimum in size, no one put the car in the garage anyway. They're just glorified sheds now.
A 4 bed detached will have enough front garden to give up & extend drive if needed.

Theres a few on our estate have done this & can now get 3 or 4 cars on the drive.
Older houses tend to be on main roads which causes more problems with parking & that.
 
All these stupid expensive new builds are basically aimed at young couples (the Instagram generation) who are doing ok for themselves. They need a nice new build on a new estate so they can post pictures of their leased Audi A1 and BMW 1 Series on their social media - It's all about image.

Which is fair enough like. But I reckon at some point in the next ten years interest rates are going to jump up and there will be a lot of people in the shit.

There is 2 bed semi's round my way (much nicer area than Pennywell) which are bigger, probably better built and have bigger gardens for Ā£80-Ā£100k. Ok so they're 50 years old and don't have the 'designer' look of these new ones but for Ā£150k less who cares. Throw Ā£25k at it and it would probably look better anyway.

Ill buy a Ā£80-Ā£100k semi now and in 10 years time when the shit hits the fan snap a re-possesion up :)
 
Yeah, like tradesmen in 30s 40s and 50s all cared more, were better qualified etc blah blah. Bollocks isn't it.
Good and bad in every profession and walk of life.

Itā€™s not so much the tradesmen itā€™s the quality of materials used, and sadly a lot of it was better 100 years ago than it is now.

I would say its tradesmen and to a lesser degree materials as well as other things, before all this bull$hit ā€œsite managerā€ malarkey there was a GF (general foreman). He wouldnā€™t employ tradesmen on a building site if you were a poor, he would soon find that out.

These are the days when the builder employed the trades and the GF hired and fired as well as chaised suppliers if there gear was bad, now site managers are given a sub-contractor and supplier list (who are the cheapest) be they good or bad and has very little say, as a consequence the SM canā€™t control quality very well at all. Bonus and piecework make things worse.

Everything is the cheapest bricks tradesmen etc, you end up with the mess you have today.
I've seen some really rough work and the saddest thing is the people buying don't know!

Developers now will only do what they have to, nothing more and ask as much as they can.
 
There is no care or pride taken in building new homes now. Most tradesmen are given a set amount per house to get jobs done, so obviously the more houses they can do the more money they make, hence corners cut and quality drops to save time. For example I bought mine new a few years ago. I took off the skirting boards beneath the kitchen units and the floor underneath them was covered in shite, bits of plaster, scrap wood, nails and screws. It would have taken them 30 seconds with a brush to get it all out, but no, just plonk the kitchen units over it all as the skirting board will hide it, pathetic.

The Avant homes down Seaburn behind the stack are a bit overpriced as they dont have a sea view. One we were looking at online was 300k, same house in Durham was 215k. The Gentoo ones at Pennywell, when you look at the site plan, look as if all and sundry will be able to use it as a walk through between Pennywell and where KFC and Aldi are. Probably end up with dicarded cans of Fosters and KFC boxes all over the grass. No thanks.
There was a shocking documentary a few years ago on Ch4 about Persimmon homes. Really bad workmanship and aftersales repairs. Bodge jobs. Saying that, I do like the estate up on the Broadway, even though there are a few houses with too many cars.

What area is that mate if you don't mind. I am half on the lookout for something in/around Sunderland.

Aye bang on. Could I add that back in the day the gaffer would usually have been good on the tools himself. Where as now thereā€™s a load of lazy fuckers who were knackers on the tools, or just as bad college gaffers whoā€™ve not laid a brick or knocked a nail in in their lives.

Yes mate that's my experience of it as well, GF would have been a top tradesman who wouldn't stand for anything but quality work. Like you say today's gaffer listen too much to those above him about costs and time.

They couldn't tell shit from clay.
 
Dinnar why people are slating Pennywell. Growing up there was very character-building and taught me to not bother taking any shit off anyone. An education at the local grammar school was not to be sniffed at either.
 
We just bought one of the new builds at Doxford Park, 4 bed detached but they have been pushed back until the end of the year now.

We sold a 3 bed semi in the same area which had decent room sizes but no scope to extend or anything so it's all trade offs really.

Only annoying thing is the same house is Ā£35,000 cheaper just a few miles away in Houghton but I suppose it's location you pay for. I'm born and bred in the doxy area (being the best side of Sunderland why would I leave šŸ™ƒ)

Build quality concerns me but the mess we had to deal with at the old house was probably just as bad.

The Gentoo ones at penny well look nice, just overpriced like all new builds.
