Gentoo new builds Pennywell area

I understand why, given I did it myself. It’s worked out well for me.

That said some of the new builds people I know have bought are atrocious. So cheaply done and money poured in to fix the faults as well.

I’d say I got pretty lucky. In most instances you’d be better off buying an older property and using the money you save to make it your own.

you are right marra, I’m sure some of the new builds have some shoddy workmanship but the older stock can carry a century’s worth of bodges within them as well.
 


One of our lasses mates bought on in doxy/rhyope way. Supposed to be a nice house mind but the lass won't say how much they paid :lol:

Houses are approached differently though, if you're happy there then its probably worth buying if you aren't fussed on paying the premium.

I’m in the Ryhope one at the Hospice. One of my mates has one in the area you mention and his is fine as well. Suppose it’s just luck of the draw.

Been in a few of the new builds in Seaham and Houghton way and most times it felt like a sharp breeze would knock them over

The thing is that with older houses you sort of expect that you will need to strip it back to brick walls and rewire, upgrade the central heating etc but if you end up with major work on a new build then you feel cheated.

Its such a big purchase etc, its crazy that its left to chance and fingers crossed. The whole housing game is made to drain your wallet, its what we noticed when buying.
 
250k to live there.. its nigh on 180k to live on front road/st lukes new builds too. Scandalous.

Get yourself to ashbrooke, tunstall, or barnes comfortably for that price and bigger houses.
Exactly, we are in the process of buying in ewesley road. Massive house and cheaper than those.
 
We went to look at the gentoo new builds in doxford years ago, they where very nice houses to look at tbf.

I get drawn in with how well they look but I get put off by the size of them, I seem to flip between 'look how nice they look' to 'mine doesn't look nice but it's massive'.

The 5 bed gentoo house was class mind.
 
I’ve always had new builds but never paid list price. Always got about 15% knocked off and got them to include some of their “extras”. We also got them to pay above asking for our old house when we part exchanged it. The margins are so big there’s plenty of room for negotiation.

Never had any major issues but the ones we had were all covered in the guarantee anyway so only mildly frustrating.

Worst thing about living in a new build is getting all the “they don’t build em like they used to” crack from every tradesman or oldie you speak to.
 
They’re worth what people are willing to pay and by all accounts they are selling well even though they only went up for sale the last few days I believe.
That Dalton Heights development has proven very popular mind. But again, room size man. Don't buy a cat.

look at tunstall and lots of the ashbrooke streets. Most of the houses have tiny drives and there are cars everywhere. These are the 60s/70s stuff that people say are the best.
That's true enough, but those were built in an age where you were lucky to have one car in the family, it's a completely different ball game now.

They're hoying up a four bed detached with room for a clown car in the garage and a drive length designed for a micra. Coupled with the fact the roads are narrow as owt, the families owning them have 3+ vehicles, and the modern style of every man and his dog wanting a tank style 4x4, its a farce and not really planned for purpose.

It’s not so much the tradesmen it’s the quality of materials used, and sadly a lot of it was better 100 years ago than it is now.
