Gentoo new builds Pennywell area



Typical new development, cram as many units in to available area. Everyone on top of each other. Cars all owa. Space the feckers out a bit, make it different.
The Persimmon site up at Silky the same and some of the room sizes man, dear oh dear.
Some of the Ryhope site is a little more spaced out but still too may units crammed in. I know it's all about the ££££££, but it's so depressing the lack of imagination.

They've given the development its own access onto Chester Road so you'd think they'd fence the other end off from Pennywell rather than building a newer part to it.

Wouldn't mind moving to something newer so been keeping half an eye on the prices of new developments. Doesn't really seem out of line with costs elsewhere.

I had an eye on them releasing more info on this one as well cos the location is handy for getting into the A19. Like all new builds you get very little space for the cash though.

I quite like mine in Ryhope mate

look at tunstall and lots of the ashbrooke streets. Most of the houses have tiny drives and there are cars everywhere. These are the 60s/70s stuff that people say are the best.
 
Seen a few come up over that way, I don't really know the area though. My perception of all of Ryhope was formed working in the office that is now ACT Construction on Ryhope Street South about 15 year ago. Seemed rough as :lol:

Having lived in a few of the ‘rough as’ areas in Sunderland mate including Hendon and Pallion as well as Byker through Newcastle can confirm this is imminently better.

Come join me, we can drink in the Guide when it reopens and you’ll have a willing extra for 5’s up the road from you if you’re ever short...
 
250k to live there.. its nigh on 180k to live on front road/st lukes new builds too. Scandalous.

Get yourself to ashbrooke, tunstall, or barnes comfortably for that price and bigger houses.
 
Was brought up on Pickering / Pickhurst Road. Might buy one and end up back in the exact spot I lived previously. To be honest location wise it would be ok if they keep it totally separate with it's own enterance and exit like the Broadway estate

Aye I get that. I know somebody who bought a new build on a big estate (that isn't finished). 2 years later he wants to sell but can't, people are buying the newer build ones with help to buy... so he basically has to reduce his by quite a bit or people will just buy a new build on the same estate.

I understand why, given I did it myself. It’s worked out well for me.

That said some of the new builds people I know have bought are atrocious. So cheaply done and money poured in to fix the faults as well.

I’d say I got pretty lucky. In most instances you’d be better off buying an older property and using the money you save to make it your own.

One of our lasses mates bought on in doxy/rhyope way. Supposed to be a nice house mind but the lass won't say how much they paid :lol:

Houses are approached differently though, if you're happy there then its probably worth buying if you aren't fussed on paying the premium.
