what would the premise on the seafront become if its been refused permission?

Is it better to have some business rates coming in than nothing? Even for the short term?

Is it better to have the property occupied than empty....encourage commerce etc?

Looks like someone will get the place.

He collared me about it last week, said he'd been told there were others ahead of his bid. He got a low score for some elements, finance was one of them which pissed him off.

Not at all , stringent Selection to get the right quality tenant in first time even if the rent is delayed slightly.

Ask many of the BTL owners on here who’ve been burnt by bad tenants.

You are constantly banging the drum for never settling for second best and now someone comes along with some half arsed idea and you think we should go for it because it's better than nothing?
The article and this thread clearly state that there are much better offerings on the table.

To be honest i couldnt get into the echo website as im not paying a subscription to that..... i did say even for the short term to get business rates in but if theyve got something better planned ...great

Whoever takes this on would need a minimum level of investment to make it into a viable and operational concern, whatever it sells. The council would need to make a short term rent deal attractive and the proprietor would need to recoup costs of investment, then labour and produce before it is anywhere near attractive. In this case, do the council take the rates then refund the refurbishment investment?

It’s better to get one business in who is invested in the long term and make a single set of alterations applicable to that business.

I thought he was opening some sort of champagne bar or posh nosh takeaway.

The problem down there is that it's bloody freezing 80% of the year so your only catering for a few sunny weekends a year.
It was absolutely rammed today. Literally hundreds of people. It was sunny as fuck and not particularly cold, and this a week before December. It's been busy like this every Sunday since the end of the first lockdown. There's a huge market and increasing all the time.

Yes I’m amazed how even when it’s cold and nowts open the sea front is busy

You're not wrong there. We were down Roker between the piers just after 7am and there were people there with kids in the playpark thing next to the beach! Quite a few other people swimming, lots of dog walkers, about seven or eight people out with cameras and tripods and that taking pictures of the sunrise, people out walking...was quite cold, really early on a Sunday morning, but still surprisingly busy. We were leaving just as Sue's cafe was opening, which was the first of the places down there to open, but I bet there was a queue within a minute.

No idea what brought everyone out early this morning. I can normally get out and only see the same few faces but there were loads out today.

It's been busy throughout Autumn though, regardless of whether or not lockdown's been in place. It feels like it's an established thing now - Seaburn is always rammed to fuck.
