£200m Sunderland Blueprint

The issue with the arc proposals is that it was centred on land they did not own therefore it could not be delivered. Think the arc was disbanded prior to the council acquiring the land.


I thought they did try to buy it but were outbid by a private organisation?
The council should have bought the land like what Newcastle council did to Tyne brewery site.
 


The issue is a lot of people believe we will always be in the shadow of Newcastle so will shit on any potential developments.
Some proper ***** are questioning why we need more car parking spaces as there is currently no demand whilst ignoring future developments.
I was talking to someone recently who suggested that Newcastle was close to busting with limited space in the city centre and limited parking and that companies are looking at alternatives in the region. We could capitalise on that if we got our arse into gear and beat any further developments in Newcastle.
 
The Gateshead bridge that was completed in 2001?
Sunderland Arc were appointed in 1999.

St Mary’s car park Only has a capacity of 480 car parking spaces and serves the retail of the city centre as well potentially for Vaux. Whilst I’m sure there would be capacity to accommodate both in the early stages later down the line there will be a need to deliver more parking especially if the 600,000sq ft of office space is ever realised. In fairness the car park needs to be built to give confidence to prospective tenants that there is sufficient car parking in proximity to the building they will let. No good building for them if it come 12-18 month after they’ve moved in.

There’s supposed to be a move away from cars and getting people onto public transport. I know, it’s not ideal but that’s what needs investment.
If they are going to build car parks, make them free for electric cars or car shares.
I would like to see more bus routes, get something back along Gladstone street and add Roker baths road too. I’m sure people would have ideas of others that would ease congestion and remove cars from the road.
 
The new bridge was planned in the early 80's, the speed of progress is hardly quick in our backwater.

More plans the most people will never see built.
There was a feasability study for the NSB crossing compiled in 1976.No bullshit.

There are stacks of empty office space in Newcastle.

Its a difficult place to get into these days with all the restrictions coming into place about pollution there.

Agreed, however I am not aware of the detail of how NCC came to acquire the land ie was the brewery only treating with NCC or if it was available for competing bids - not sure the circumstances were quite the same, but could be wrong. Think the site was earmarked as a centre of science since 2004 and was demolished c. 2008/9.

Yes but probably not modern grade A office accommodation, mostly aged offices.

I would hate to work in Newcastle City Centre.

Sunderland is ripe for development in my eyes, as we have more and more jobs coming in to the city centre, but also there is plenty of space for entertainment to be developed

I agree, it’s trying to get businesses to think that way. They are really only interested in keeping their staff happy and trying to attract new staff therefore they often request as much car parking spaces as possible. Think Vaux outline consent is at something like 1 space for every 1,000 sq ft whereas a business park (like cobalt or doxford) is probably at 1 space for every 200 sq ft.

The whole area both sides of the river is set for redevelopment (mix of commercial and residential).

theres loads of brownfield aeas in newcastle
the old Bank of England site, old fire station and that's just in the city centre
 
Can't say I am too impressed by building a carpark on the Vaux site. That almost comes across as desperate just to get something down on there, although I appreciate the arguments the office workers need somewhere to park (is that carpark next to Vaux connecting to high street M&S not good enough though?)
A car park for the Vaux site has always been planned.
 
If the Sheepfolds was developed to its potential it would be needed. The infrastructure has to be in place first.

The pedestrian footbridge is needed.It will open the vaux site and sheepfolds stadium park up to each other.Lets not forget that footbridge was first envisaged circa 2002 but went to Gateshead instead with them getting the funding for it and Sunderland missing out ( again )
